The People's Committee of Bac Giang province has just issued a Decision regulating the rental price frame for social housing (NOXH) invested in and built without public investment capital or trade union financial resources; NOXH built by individuals; and worker accommodation in industrial parks (IPs) in the province.

Accordingly, the Decision stipulates a number of contents on the rental price framework for social housing invested in and built without public investment capital or trade union financial resources; social housing invested in and built by individuals; and worker accommodation in industrial parks in Bac Giang province.
The subjects of application are investors of social housing construction investment projects not using public investment capital, trade union financial resources and workers' accommodation in industrial parks; individuals who invest in building social housing for rent; state management agencies, organizations and individuals related to the development and management of social housing and workers' accommodation in industrial parks in the province.
The price frame will be applied from December 20, 2024. The rental price frame is divided into 3 groups, calculated by usable area (m² floor) as follows:
1. Social housing invested and constructed by project investors not using public investment capital or trade union financial resources:
Apartment ≤ 5 floors (no basement): 36,003 - 95,112 VND/m²/month
Apartment ≤ 5 floors with 1 basement: 42,088 - 111,188 VND/m²/month

2. Social housing invested by individuals:
House from 2 to 3 floors, reinforced concrete frame structure; brick walls; in-situ reinforced concrete floor and roof without basement: 36,480 - 90,334 VND/m²/month
House from 4 to 5 floors, reinforced concrete frame structure; brick walls; in-situ reinforced concrete floor and roof, no basement. Construction area from 50 - under 70m²: 37,022 - 91,691 VND/m²/month
House from 4 to 5 floors, reinforced concrete frame structure; brick walls; in-situ reinforced concrete floor and roof, no basement. Construction area from 70 - under 90m²: 34,036 - 84,275 VND/m²/month
House from 4 to 5 floors, reinforced concrete frame structure; brick walls; in-situ reinforced concrete floor and roof, no basement. Construction area from 90 - under 140m²: 33,268 - 82,366 VND/m²/month
House from 4 to 5 floors, reinforced concrete frame structure; brick walls; in-situ reinforced concrete floor and roof, no basement. Construction area from 140 - under 180m²: 32,305 - 79,979 VND/m²/month
House from 4 to 5 floors, reinforced concrete frame structure; brick walls; in-situ reinforced concrete floor and roof, no basement. Construction area from 180m² or more: 30,852 - 76,381 VND/m²/month
Multi-storey house with many apartments ≤ 5 floors without basement: 34,780 - 86,126 VND/m²/month

3. Accommodation for workers in industrial parks:

Note, the rental price frame for social housing and workers' accommodation in industrial parks specified in Clause 1, Clause 2, Clause 3, Article 3 is calculated for 01 m² of housing use (apartment usable area) in 01 month. It does not include management and operation costs, fire and explosion insurance costs, vehicle parking costs, fuel, energy, domestic water costs, television services, communications, collection, transportation, and treatment costs of domestic solid waste, remuneration for the apartment building management board, and other service costs for the private use of the owner or tenant of the house.
