Real estate 2026: Real housing demand increases, apartment prices continue to increase slightly?

Apartments and single-family homes are forecasted to be the two most promising real estate segments in 2026. Housing supply is expected to increase sharply, but due to the high demand for housing, prices will increase slightly in the first half of 2026.

The comments were made by real estate experts at the Vietnam Real Estate Conference - VRES 2025, organized by Batdongsan.com.vn on December 9 in Hanoi .

Why has the price increase of apartments not stopped?

According to Mr. Dinh Minh Tuan - Sales Director of Batdongsan.com.vn, apartments and individual houses are still two real estate segments with many prospects in the first 6 months of 2026. The apartment segment is forecast to grow by 42%, while the individual house and residential land segment will grow by about 31%.

Looking at each market separately, in Hanoi, the supply of apartment buildings is concentrated in the areas along the beltway, especially the beltway 3 area.

The common apartment selling price in the fourth quarter of 2025 in the area around Ring Road 1 ranges from 100 - 132 million VND/ m2 , Ring Road 2 from 78 - 123 million VND/ m2 , Ring Road 3 from 74 - 106 million VND/ m2 .

Some luxury apartment projects are advertised at 180-210 million VND/ m2 .

The survey results on apartment market trends in 2026 also showed that 44% of survey participants said that selling prices will increase slightly, 17% said that prices will increase sharply, while 27% said that selling prices will remain stable as at present, 11% said that selling prices will decrease slightly and 2% said that apartment prices will decrease sharply.

According to Mr. Tuan, the reason for the slight increase in apartment prices in 2026 is due to the supply of high-end apartments causing prices to increase, real housing demand to increase, land prices and construction costs to increase, supply not meeting demand, the trend of shifting from private houses to apartments, completed infrastructure, and economic development.

For the private housing segment, although the transaction volume decreased, the common selling price in the 4th quarter was quite high. The common selling price in Tay Ho area was 301 million VND/ m2 , Dong Da 308 million VND/ m2 , Hoan Kiem 399 million VND/ m2 ... While the prices in the suburbs were softer, such as Dong Anh 110 million VND/ m2 , Thanh Tri 175 million VND/ m2 , Ha Dong 233 million VND/ m2 .

In Ho Chi Minh City, the interest in apartments and private houses is also leading the market recovery. The apartment market is forecast to recover well, and prices may increase sharply in the Thu Duc area and the expanded central area.

The demand for real housing is too great.

Sharing this view, Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan.com.vn - said that housing prices are being affected by interest rate increases in the banking system.

In addition, the current real estate market focuses on real estate, which is sustainable. The level of interest in apartments in November 2025 increased by 3%, private houses increased by 1%, while land plots decreased by 22%, townhouses decreased by 3%, villas decreased by 8%.

Recent market survey results show that 64% of people buy houses to live in, while 36% buy them for investment.

"The real estate market at the end of 2025 shows positive market sentiment in the face of rising interest rate fluctuations. Up to 83% of survey participants believe that the real estate market in 2026 will remain stable, grow, and grow strongly," Mr. Anh added.
