At the workshop "Shaping trends - identifying the potential of the real estate market in the capital of Nghe An province" organized by the Vietnam Association of Real Estate Brokers (VARS) and the Vietnam Real Estate Market Research and Evaluation Institute (VARS IRE) last weekend, many experts commented that in the context of increasingly challenging climate change, Vietnam sets a target of zero net emissions by 2050, the real estate sector is facing a breakthrough step, which is to develop urban areas that meet green building criteria.

The workshop "Shaping trends - identifying the potential of the real estate market in the capital of Nghe An province" had nearly 200 experts and guests attending.
According to Dr. Tran Xuan Luong - Deputy Director of the Vietnam Real Estate Market Research and Evaluation Institute, developing urban areas that meet green building criteria is becoming a "passport" for investors to survive in the new era of development. With higher initial investment costs and new technology requirements, there needs to be incentive mechanisms such as financial incentives and green credit to create a more competitive environment for businesses.
“With the increasingly strong shift, urban areas that meet green building criteria promise to dominate the market in the coming time. Urban projects that meet green building criteria will become the “destination of smart money”, especially for long-term investors. Because they are buying a value greater than the house, which is a peaceful living environment, the future health and quality of life of the next generation”, Dr. Tran Xuan Luong shared.
From the perspective of businesses and guests, at the workshop, Mr. Le Van Thang - Deputy General Director of Eurowindow Holding Joint Stock Company said that a truly valuable real estate project does not only stop at beautiful architecture or magnificent utility systems but must also create a sustainable and humane living environment for the community of residents.

Especially investing in advanced wastewater treatment technology that meets A standards, meaning that the treated water can be reused for watering plants, helping to save water resources while many urban areas often only meet B wastewater standards. Using a smart waste collection system, limiting air pollution. Green operation helps save costs and brings convenience to residents.
I believe that urban projects that meet green building criteria will fully satisfy the needs of customers and investors. Moreover, projects located in the city center, the capital center of the merged provinces and cities have much higher potential for price increase than urban areas in the suburbs,” Mr. Thang emphasized.
In the context of the living environment in the central area being increasingly pressured by heat, pollution, and lack of community living space, urban areas that meet green building criteria have become the solution to the problem of balance. Sharing at the event, Mr. Tran Dai Nghia - Deputy General Director of TTG Land Group, a large real estate distributor in Nghe An, said that the demand for high-quality living space among people has been increasing sharply in recent years, especially among middle and upper-class customers. Projects with low construction density, carefully invested landscapes, synchronous utilities, and meeting green building criteria always receive great attention.

According to a research report by the VARS IRE Institute, in the 2025-2030 housing development period, Nghe An needs up to 240,000 more housing units, while current projects only meet about 135,000 units, creating a "gap" that needs to attract investment of up to 105,000 housing units.
A paradox is that while many places lack affordable housing, Nghe An has a serious shortage of high-end real estate products in the capital area. Supply is scarce but real demand for housing and investment is very large, driven by population size, the expanding middle and upper class, the workforce of experts in industrial zones and a stable source of remittances of 650-700 million USD per year.
In particular, the cash flow from the Nghe An community far from home is returning strongly when seeing signs of advanced infrastructure, systematic planning, and familiar models of markets that have broken through. The participation of real estate "giants" with strong financial potential also contributes to strengthening confidence and stimulating investment capital flows.
A testament to the market’s attractiveness is the high absorption rate, which is expected to reach 82% in 2024 and 74% in the first 11 months of 2025, mainly from high-quality, green projects in the city center.
Assessing the potential of Nghe An real estate market, Dr. Nguyen Van Dinh - Chairman of VARS commented that the transformation of the central area (old Vinh city) will create a strong spillover effect, not only for Nghe An province but also have a profound impact on the entire North Central region.
This will certainly become a “new growth coordinate” with a strong economic growth rate, in which real estate is a clearly benefiting sector. Enterprises and investors participating in the real estate market in the central area (old Vinh City), the capital of Nghe An province in the current period, have every reason to expect growth potential in the coming time. In particular, products developed in the direction of urban areas that meet the criteria of green buildings, have good exploitation potential, and high price increase margins in the long term, will be the focus of attracting the attention of investors.
