On the evening of October 31, the internet was shaken by the arrest of actress Truong Ngoc Anh for the act of abusing trust to appropriate property at Dat Rong Real Estate Company Limited.

A year ago, actress Truong Ngoc Anh was sued. Accordingly, the Ho Chi Minh City Center for Performing Arts and Cinema sued TNA Entertainment for delaying payment of the fee for organizing the Ceremony Welcome – Hello Miss Earth 2023 event taking place on December 3, 2023 at the City Theater, 342.3 million VND.
By the end of October 2024, TNA Entertainment had paid off this debt.
Actress Truong Ngoc Anh once shared that when she was working on an event, another company also owed her team nearly 30 billion VND. Actress Truong Ngoc Anh herself even publicly denounced and demanded debt from the partner on her personal page.
In fact, when organizing an event, especially a large event like an international beauty pageant, it is normal for expenses to be delayed. Because expenses are often taken from sponsorship to cover. But when sponsorship money arrives late or the sponsor "turns around" at the last minute, leaving the investor unable to handle it, this is a common occurrence.
"We may have to go to court to resolve this issue soon. I have done my best to facilitate them, even allowing them to pay 100 million VND/time for 10-15 years. I don't want to drag each other to court, but sometimes we have to be fair. My colleagues and I have been "scratching and peeling" for a long time, even selling assets to pay off debts. The money is sweat and tears, I was ready to give them half, allowing them to pay the rest later. However, they did not show goodwill" - Truong Ngoc Anh once shared.

Regarding the case of Dat Rong Real Estate Company Limited, according to the Ministry of Public Security , this is a company established in 2007 with Truong Ngoc Anh as Director and legal representative. During its operation, Anh called on Mr. Pham (Irish nationality) to contribute a total of 9.1 million USD (more than 149 billion VND) to carry out two real estate projects, including the Indochine building project at 112 Nguyen Thi Minh Khai, District 3 (old). For this project alone, Mr. Pham transferred 4.49 million USD, equivalent to 72 billion VND.
According to the investment contract signed on January 25, 2008, the ownership of the Indochine project must belong to Dat Rong Company, with a total value of 12,917.7 taels of gold. However, the verification results show that, right before the contract signing, Truong Ngoc Anh and Mr. Nguyen (61 years old) personally bought the land from four households for only 7,917.3 taels of gold. Of this amount, Anh only paid 3,000 taels of gold, but the company's books recorded that 4,458 taels had been spent, showing signs of fraud and inflating the project value to appropriate the difference.
Notably, in December 2007, the Ho Chi Minh City People's Committee decided to reclaim the land to expand Le Quy Don High School, and pay more than 26.1 billion VND in compensation to the households. Afterwards, the entire amount was returned to Anh and Mr. Nguyen by the households. However, Anh only transferred 3 billion VND to the company and to the investor, while the remaining 10 billion VND was used for personal purposes, without being reported or accounted for.
In addition, during the course of running the business, Anh was also accused of abusing his authority as a legal representative, illegally withdrawing money from the company's account, and directing the preparation of fake accounting entries and financial reports to conceal the act of property appropriation.
