Da Nang: Land supply decreases, apartments increase sharply

DNVN - According to real estate services corporation DKRA Group, the primary supply of land plots in the Da Nang market in October decreased by 7% compared to the same period in 2024; mainly coming from previously opened projects (accounting for about 95% of the market supply).

Contrasting developments in land and apartment segments

In October, the land segment of the Da Nang market was scarce in newly opened projects, the number of newly opened products only accounted for about 5% of the primary supply and decreased by about 87% compared to the previous month. The overall demand of the market increased 2.1 times compared to the same period in 2024. However, the consumption volume remained very low, reaching only about 3% of the total primary supply of the whole market.

Primary supply of the apartment segment in Da Nang in October 2025 increased by nearly 70% over the same period.

The primary price level did not fluctuate much compared to the previous quarter and reached an average increase of about 21% compared to the same period last year. However, the increase was only concentrated in the group of projects with completed infrastructure and legal documents, implemented by reputable investors/big brands in the market.

In the secondary market, the land segment in Da Nang recorded an average price increase of about 2% compared to the previous month. Accordingly, projects that have been handed over certificates, belonging to urban complexes with full range of utilities, convenient trade connections... led the growth of the market.

In contrast to the land segment, the primary supply of the apartment segment in Da Nang in October 2025 continued to flourish with an increase of nearly 70% over the same period. Notably, new supply also had significant growth with an increase of more than 2.7 times compared to October 2024.

Hoa Xuan and Ngu Hanh Son wards continue to lead the market, contributing 65% to the total primary supply. However, the supply structure is unbalanced between segments, with luxury and class A apartments accounting for 82% of the total primary supply in the market.

Market liquidity continued to improve, consumption increased 1.2 times compared to the same period last year, most transactions were concentrated in newly launched projects in the month, accounting for 68% of total primary consumption. Primary selling prices remained stable, some projects adjusted slightly up from 3 - 5% according to sales progress.

In the secondary market, the price level of the apartment segment in Da Nang in October 2025 did not fluctuate much compared to the previous month. Some projects in the central and coastal areas continued to maintain good prices thanks to stable exploitation and high liquidity.

Real estate business revenue increased sharply

According to the Da Nang Statistical Office, the real estate business sector continues to be a bright spot, playing a leading role in the growth of the entire group of other consumer service sectors of the city in October and the first 10 months of 2025.

After a period of strong adjustment in 2024, the Da Nang market has gradually improved since the third quarter of 2025 thanks to policies to remove legal obstacles, adjust land price frames, along with the progress of implementing a series of key infrastructure projects such as the Co Co riverside road, the expanded high-tech park, and new urban areas in the Northwest.

The increase in transaction volume, especially in the land and townhouse segments, shows that investor confidence is recovering. As a result, real estate business revenue in October and the first 10 months of the year continued to increase strongly, contributing significantly to the overall growth of the service sector.

Accordingly, total revenue from real estate business services in Da Nang in October reached 1,749 billion VND, up 77.8% over the same period. In the first 10 months of 2025, total revenue from real estate business services continued to lead the revenue scale of other consumer service industries with 17,239 billion VND, equal to 104% over the same period.

“With support from infrastructure, capital flows and management policies, Da Nang is affirming its position as a comprehensive service center and the leading dynamic real estate market in the Central region, creating a favorable foundation for sustainable development of service industries in the coming time,” said the Da Nang Statistical Office.
