Recently, Fnest Joint Stock Company cooperated with VPS Securities Company to sell apartments and villas divided into small units to investors at prices starting from only 10,000 VND/share.
According to the advertisement, with this model, anyone can participate in investing with a small amount of capital and do not need to worry about renting or selling real estate, because this unit will cooperate with the management company to optimize operational efficiency.
However, immediately after receiving information about this “deal”, the State Securities Commission requested VPS Securities Company to stop its operations. The reason is that this model is quite risky without specific regulations and legal corridors.
In addition to the subdivision, many real estate businesses seek solutions to raise capital from the stock market. Some businesses are also actively looking for partners to sign contracts to distribute the entire or most of the project to promote faster and more convenient sales.
For example, Danh Khoi Group signed a strategic cooperation agreement with Knightsbridge Partners - a leading real estate distributor in Hong Kong (China) with the expectation of bringing products of the Astral City Commercial Complex and Luxury Apartment Project to foreign investors.
In addition, a series of other key projects of Danh Khoi also had difficulties resolved, continuing to implement business activities such as Welltone Luxury (Nha Trang), Nhon Hoi New City (Quy Nhon), Barya Citi ( Ba Ria - Vung Tau )...
“Mergers and acquisitions (M&A) activities will help businesses shorten a lot of time in deploying and providing valuable real estate products to the market in many segments and types. Currently, Danh Khoi is promoting cooperation with domestic and foreign partners to carry out M&A activities in 2024. We expect this will be a driving force for recovery, diversifying capital flows to help businesses, increase product liquidity and restore market confidence,” said a senior leader of Danh Khoi.
Similarly, in order to restructure and supplement capital to implement investment activities of its subsidiary, ADEC Joint Stock Company, VRC Real Estate and Investment Joint Stock Company is consulting shareholders to approve the policy of allowing ADEC to transfer part or all of the compensated land area of the new urban area project in Nhon Duc and Phuoc Loc communes, Nha Be district (HCMC).
Accordingly, the transferred land can be part or all of the area that has been compensated by this company (373,544 m2) with a transfer price of no less than 2 million VND/m2. It is estimated that ADEC will earn more than 747 billion VND for the above compensated area (this new urban area project has a total area of more than 90 hectares).
Previously, Phat Dat Real Estate Development Joint Stock Company and Realty Holdings Real Estate Trading and Services Joint Stock Company also held a signing ceremony for a comprehensive strategic cooperation agreement. The commitment is to sell and purchase all products of the Thuan An 1 & 2 High-rise Complex Housing Project ( Binh Duong ) and Bac Ha Thanh Urban Area (Binh Dinh).
In fact, this is not the first time Realty Holdings has purchased a project from Phat Dat Company. Previously, this company purchased the entire B1 block in Phat Dat's Astral City Project.
Mr. Nguyen Duy Ha, a real estate project development expert, said that this is still a difficult period for domestic investors, when cash flow is still blocked due to a large amount of inventory. At the same time, many investors do not have strong resources, the frozen market makes the financial situation even more unfavorable.
“The backlog of products will lead to high interest costs, plus the market demand is not strong enough, so investors will suffer a lot of losses if they cannot push the project. Therefore, wholesaling the project is also a way to escape the difficulties during this period,” Mr. Ha shared.
MBS Securities Company believes that capital mobilization on the stock exchange will be a prominent activity in the coming time for real estate companies, aiming to restructure debt, meet financial obligations to the State and project development costs. In addition, M&A activities of real estate projects will also be an important part in 2024.
