
Mai Linh Market (Yen Nghia Ward, Hanoi ) has an area of nearly 8,000m², invested by Vietnam Trade Development Joint Stock Company, started construction in 2010 and put into use in 2014. However, the project operated ineffectively due to incorrect construction design and lack of construction permit.

Due to the limited market area, the location is lower than the level of Highway 6 and the front of the market is a row of 3-storey apartment-style kiosks, so many traders do not come to do business, leading to most of the area being vacant for 11 years.

On July 1, 2025, the Hanoi People's Committee issued Decision No. 3621, which stated that the Mai Linh social housing project proposed by Vietnam Trade Development Joint Stock Company was included in the list of social housing projects for the period 2021-2025 (phase 6). However, the decision also clearly stated: Project information is only tentative; the City People's Committee assigned departments, branches and commune-level People's Committees to review and evaluate the financial suitability, planning, architecture and land use of the proposed projects, then advise the City People's Committee to decide.

Currently, this project is preparing an investment proposal, with an expected investment level of 700 billion VND, with an area of 0.7 hectares, a total construction floor area of 34,053 m², and a scale of 350 apartments.

In reality, Mai Linh market is being misused, many kiosks are abandoned, and there are no business activities.


Outside the market facade, some kiosks are being misused, becoming offices. real estate or building materials store.


Building materials from a store were piled up just outside the market area.

The entrance of this market is turned into a car park.


Many walls at the market are peeling, patchy and seriously degraded over time.


Many items such as doors, fire boxes, etc. were severely damaged and could no longer be used.

Weeds grew wild and covered the abandoned market.

Many areas in the market are flooded, with water stagnating for days after each rain.

After more than 10 years of completion, the market is still closed, many items of the market are used as warehouses or offices. Meanwhile, the local people lack an official market, so they have to temporarily meet on the roadside, posing a potential risk to traffic safety and urban order.

People have to hold a temporary market at Mai Linh morning market, a few hundred meters away. The space here is cramped, the construction is degraded, dilapidated, and does not ensure environmental hygiene.

“After Mai Linh market was built, we traders were not allowed to move in. The market was closed for many years and is now being used as an office and warehouse. Currently, we mainly trade at two temporary markets: the Mai Linh morning market and the Mai Linh afternoon market,” a trader shared.



The morning market is mainly temporary, shabby tents, posing many potential fire safety risks.
