Bank big discount on real estate in Hanoi's Old Quarter

The Vietnam Bank for Agriculture and Rural Development's Debt Management and Asset Exploitation Company Limited ( Agribank AMC LTD) has just announced the organization of an auction of land use rights, house ownership rights and other assets attached to the land located at 110 Hang Buom Street, Hang Buom Ward, Hoan Kiem District, Hanoi.

Specifically, the land plot has an area of 100.8 m2 with a private use form, the purpose is urban residential land. The individual house on the land has a floor area of 205.2 m2. This is the collateral for the loan of AJMAL Vietnam Company Limited at Agribank Ha Thanh branch.

The starting price for the above property is VND 30.6 billion (excluding VAT), equivalent to approximately VND 303 million/m2. The deposit is VND 3.06 billion from November 21, 2023 to 5:00 p.m. on November 23, 2023.

Auction participants voluntarily commit to having learned information about the legal origin of the property, knowing and understanding the parties related to the property, and having fully reviewed the documents of the auctioned property;

Directly view the actual condition of the auctioned property and agree to purchase the auctioned property in its original condition "buy as is" and receive the auctioned property exactly as per the documents and actual condition previously viewed/appraised.

Taxes, fees and other financial obligations related to the auctioned property must be paid by the auction winner/purchaser of the auctioned property.

Auction time: 14:30 on November 4, 2023 at Van Thanh An Joint Stock Auction Company - Hanoi branch (Dinh Cong ward, Hoang Mai district, Hanoi). The auction will be conducted in the form of direct verbal bidding at the auction, with an ascending bid method with a price step of 10 million VND.

The first time this property was auctioned by Agribank AMC was at the end of August 2022, with a starting price of VND 60.5 billion, equivalent to VND 605 million per square meter. Thus, the starting price this time has been reduced by half.

At the same time, the above price has decreased by 3.4 billion VND compared to the last auction announcement in October and decreased by nearly 8 billion VND compared to June 2023.

At the end of September, Agribank also auctioned another house in Hanoi's Old Quarter, at 19 Hang Chieu, Hoan Kiem District, with an area of 160 square meters. This property has a starting price of 64.3 billion VND, a decrease of nearly 43 billion VND compared to the first auction in August 2022 .
