People and businesses expect the 2026 land price list to reflect the true market value, ensure harmony of interests and be consistent with the conditions after the province's merger.

Land prices are skyrocketing in many residential areas in the province.

After the merger, the new Lam Dong province has an area of ​​over 24,200 km², a population of nearly 3.9 million people, becoming one of the largest localities in the country. In that context, the construction of a new land price list is considered a key task, directly affecting the interests of the people, investment activities and local budget revenue.

Many people in communes and wards believe that the current price difference between residential land and agricultural land is too large. Residential land in residential areas sometimes fluctuates dramatically in just a few days.

Mr. Nguyen Van Thanh, in Nam Gia Nghia ward, said: "In recent years, the price of residential land and agricultural land has skyrocketed. Although the current land price has decreased, it is still too high compared to the income of agricultural workers like us." Recently, from the results of collecting opinions at the grassroots level, most people and businesses hope that this time the land price list will be adjusted in the direction of "close to reality, fairness and feasibility", reflecting the true market value but not causing too much financial pressure.

Ms. Nguyen Quynh Thy - Head of the Economic - Infrastructure and Urban Department of Lam Vien Ward - Da Lat said: "Many land plots have the same socio-economic conditions, similar transfer prices, but the proposed prices are significantly different. It is necessary to review the input data to be closer to reality."

Mr. Tran Dinh Thao - Deputy Head of the Economic Department of Dam Rong 1 Commune, proposed to adjust land prices to 80 - 100% of the current level to ensure compliance with the market. "There are places where agricultural land outside the planning is higher than in the residential land planning, this causes inconvenience and affects management work," Mr. Thao added. Some localities reflect that land prices in the draft far exceed the actual transaction price, in some places increasing by 500%.

The People's Committee of Cam Ly Ward - Da Lat also proposed to maintain the current price of forest production land, because the new price is no longer suitable. In Bao Lam 1, many households reported that the land price increase is too high, which will cause large costs when carrying out land procedures, especially changing the purpose or issuing certificates. Representatives of businesses and localities all hope that the new land price list will be stable, transparent, and easy to predict.

Mr. Vu Ba Phong - Deputy Head of the Economic Department of Lac Duong Commune proposed to separate the land price for land allocation without auction and land use rights auction, based on specific price decisions that have been issued. At the same time, land price should be determined based on location, infrastructure, profitability, not just based on tax records. That will ensure fairness and reflect the actual value. Enterprises also want the land price list to be stable for at least 3 years, only adjusted when there are major fluctuations, so that they can be more proactive in their investment and financial plans.

From the synthesis of opinions from the grassroots, it can be seen that the common desire of people and businesses is that Lam Dong's 2026 land price list achieves "3 appropriateness". That is, it is suitable to market reality, not too high, causing pressure, not too low, causing loss of revenue; suitable to each region, each type of land, ensuring a reasonable difference between urban and rural areas; suitable to the goal of sustainable development, supporting people and creating conditions to attract investment.

From comments at the grassroots level, it can be affirmed that the land price list for the 2026 - 2030 period of the province needs to be built in a practical, flexible and harmonized direction.

The Department of Agriculture and Environment is recommended to closely coordinate with tax authorities, localities and consulting units to review and adjust land price data, especially in areas with large differences between residential land and agricultural land.
