Bitexco Group Company Limited (Bitexco Group) has just transferred 100% of its capital contribution at Saigon Glory Company Limited (investor of One Central HCM project) to Phuong Dong Real Estate Company Limited.
The updated information on the business registration certificate of Phuong Dong Real Estate Company (Hoan Kiem district, Hanoi ) shows that the company has received the transfer of Bitexco's capital contribution at Saigon Glory.
Accordingly, Phuong Dong Real Estate has authorized 3 individuals to represent the capital contribution of up to 7,000 billion VND. Specifically: Tran Thanh Tu (Dong Da district, Hanoi) has a capital contribution of 2,100 billion VND, Tran Thi Minh Hieu (Thanh Tri district, Hanoi) 2,800 billion VND and Nguyen Duc Anh (Thu Dau Mot city, Binh Duong ) 2,100 billion VND.
In addition, Saigon Glory's leadership has also changed. The former Chairman of the Board of Members has been transferred from Mr. Vu Quang Bao to Mr. Tran Thanh Tu. The position of General Director has been transferred from Mr. Trinh Quang Cong to Mr. Nguyen Vu Hai (Tan Binh District, Ho Chi Minh City).
Bitexco will transfer Saigon Glory to the new owner immediately after receiving approval from bondholders. According to the commitment, the transferee will continue to fulfill the obligation to pay the principal amount of 10 Saigon Glory bond packages issued.
Phuong Dong Real Estate will continue to mortgage assets to secure capital contributions at Vietnam Technological and Commercial Joint Stock Bank (Tecombank) to ensure bond obligations.
It is known that Saigon Glory was established in 2018, is the investor of the super project One Central HCM, a complex project with 4 street frontages (Pham Ngu Lao - Calmette - Le Thi Hong Gam - Pho Duc Chinh). The project is located in a prime location opposite Ben Thanh market, with an area of 8,600 m2 in District 1, Ho Chi Minh City.
The super project with Newtecons as the general contractor is under construction.
One Central HCM project has two towers of 46 and 57 floors, invested by Glory, developed by Masterise Group and constructed by Newtecons.
In a recent trial involving Van Thinh Phat Group, Ms. Truong My Lan expressed her desire to recover the 7,000 billion VND she lent Bitexco Group 7 years ago to invest in the One Central HCM super project.
However, a representative of Bitexco Group said that Bitexco was the project investor, but then the group looked for a potential partner to continue development. During this process, the Chairman of Bitexco Group agreed with Ms. Lan on the project transfer price of 22,000 billion VND. After finding a partner, the two sides signed a cooperation contract. In fact, Bitexco received 15,702 billion VND in project transfer money, of which 14,352 billion VND was directly received. To date, Saigon Glory is the only investor of the project that has been mortgaged for 2 loans at 1 bank. Bitexco also said that the amount of 14,352 billion VND is a legal civil agreement and sale transaction.
In the monthly report on corporate bonds recently released by Vietnam Investment Credit Rating Company, Saigon Glory repaid VND448 billion in principal to bondholders in September 2024. Since the beginning of the year, Saigon Glory has repaid VND1,341 billion. After this payment, the outstanding principal of the company's bonds is VND8,700 billion.
