Newlife Tower Apartment (Bai Chay Ward) was put into operation in 2015, consisting of 3 27-storey buildings with 879 apartments. As one of the apartment buildings with the largest number of residents in the province, fire prevention and fighting work has been considered a continuous task since the apartment building was put into operation. The grassroots fire prevention and fighting force is arranged to be on duty 24/24, divided into 3 shifts/day, responsible for checking the system, monitoring operating indicators, and ensuring that the equipment is always in a state of readiness. Maintaining continuous inspection helps to promptly detect problems, avoiding equipment deterioration without residents knowing.
During the management process, the building management board also implemented many activities to raise residents' awareness. Not only posting recommendations in the lobby and elevator, the building management board also organized propaganda through channels such as internal loudspeakers, resident zalo groups, and integrated into resident meetings to remind everyone to comply with regulations on the use of electrical and gas equipment, ensure clear exits and limit behaviors that pose a risk of fire and explosion.
Mr. Dang Thanh Binh, representative of Geleximco Real Estate Management and Operation Joint Stock Company, the apartment building management unit, shared: Every month, we go to each apartment to check the fire alarm signal and ask residents to sign a confirmation. When we detect any device that is not working properly, we replace it immediately to avoid risks. The fire protection system is also regularly pressure tested to ensure it meets the correct standards. We also pay special attention to the parking areas of the buildings, recommending and regularly reminding residents not to charge electric vehicles after 10 p.m. to ensure safety.
In the digital age, easy access to multi-dimensional information, along with direct propaganda measures from the Management Board and the Building Management Board, has helped many residents to form the habit of proactively ensuring safety in the family. Mr. Dang Tat Thanh, a resident of Newlife Tower apartment, shared: When designing the apartment, I prioritize choosing safe electrical equipment. In daily life, I remind members not to charge their phones overnight and to turn off all electrical equipment when leaving the house.
With the current rapid urbanization, more and more apartment buildings are being built in Quang Ninh. Many new apartment projects have invested in a synchronous fire protection system, applying modern technology from the beginning, helping to accurately determine the location and shorten the handling time when unexpected situations occur.
Ms. Tran Thi Que Oanh, Head of the Management Board of Dragon Castle Ha Long Apartment (Bai Chay Ward), shared: Right from the design and construction stage, the investor chose an addressable fire alarm system. When the sensor in the apartment detects heat or smoke, the signal is immediately transmitted to the center. Technical staff on duty 24/7 can immediately determine the location and come up with a solution. Using this system helps us respond faster if incidents occur.
To ensure safety, every year the Fire Prevention and Rescue Police Force (Provincial Police) coordinates with the building management boards to organize fire fighting and rescue drills with the participation of residents. This is a form of propaganda and direct guidance, helping residents clearly visualize the escape process, as well as know how to handle situations from the beginning, contributing to minimizing risks.
In the context of more and more apartment buildings being put into use in the province, especially in central areas, building a safe living environment in general and fire safety in particular is the common responsibility of the whole community. From there, minimizing the risk of fire and explosion, especially in places with high population density, contributing to ensuring a stable and sustainable life for the people.
