ESG trends and green finance portfolio classification

Green finance and ESG are no longer just trends but have become core elements in the development strategies of many businesses.

On November 13, the Vietnam Green Building Council (VGBC) in collaboration with Global Real Estate Sustainability Benchmark (GRESB) - an international organization specializing in assessing the implementation of ESG (Environmental, Social and Governance) in the real estate and infrastructure sector, organized the Vietnam Green Real Estate Conference 2025: ESG Trends and Green Finance Classification List. The event gathered nearly 150 delegates who are real estate developers and managers, banks, financial institutions, ESG consultants, contractors and green solution providers at home and abroad.

With a series of in-depth presentations and discussions, the conference provides a comprehensive view of global and Vietnamese ESG trends, and opportunities to access green capital through the domestic and ASEAN Green Finance Classification List. Through these contents, the program aims to support businesses in applying international standards to practical operations. At the same time, it contributes to strengthening connections between parties in the real estate ecosystem to jointly shape development and governance strategies, towards the Netzero goal by 2050.

According to experts, ESG is no longer a “trend” but has become a mandatory “requirement”. The Vietnamese real estate market is entering a period of strong transformation, when international investors demand transparency on ESG, the Government issues a Green Classification List that defines new “rules of the game” for the capital market, and tenants increasingly prioritize buildings that operate efficiently and sustainably.

From a consulting and market research perspective, speakers shared comparative data between green-certified buildings and conventional buildings in terms of rental prices, occupancy rates and property values, thereby clarifying the benefits that ESG brings to businesses in Vietnam.

From a financial perspective, Ms. Vu Thu Giang - Head of Sustainable Development Department ofOCB Bank analyzed important criteria in green credit approval, including both financial and non-financial factors. At the same time, pointed out common errors that cause applications to be rejected.

Representing the real estate sector, Ms. Nguyen Le Hang - Director of External Relations and ESG, SLP Vietnam with experience in the industrial real estate sector, shared the challenges of complying with ESG standards in design and operation, while highlighting the specific benefits of economic efficiency, minimizing environmental impact and attracting tenants that ESG brings.

In addition, from an international perspective, Ms. Khushboo Goyal - Director of Corporate Governance Advisory Services, KPMG, gave an assessment of the biggest risks and concerns of investors related to ESG in Vietnam. Thereby, forecasting the strategic shift trend of the real estate industry in the next 5 years when the requirements for transparency and ESG standardization are increasingly high.

These multi-dimensional exchanges have opened up new directions of cooperation between parties in the real estate - finance - consulting ecosystem, towards the common goal of building a greener, more transparent Vietnamese real estate market on the regional map.

The Vietnam Green Real Estate Conference 2025 is considered an important event in the journey to promote ESG and green finance in Vietnam. The event not only provides a forum for substantive exchanges between parties in the real estate ecosystem, but also affirms the pioneering role of the Vietnam Green Building Council and Global Real Estate Sustainability Benchmark in accompanying Vietnamese enterprises on the green transformation roadmap.
