Meanwhile, nearly 90% of real estate brokers either lack professional certification or their certifications have expired. This means that only one in ten brokers has received proper training and possesses a reliable, trustworthy certification. This figure is provided by the latest survey report from the Vietnam Real Estate Brokers Association. This indicates that a large number of brokers are still practicing without proper training or valid certifications.

This figure highlights the urgent need to standardize training, examination procedures, and certification to build a professional team of real estate brokers with the necessary knowledge, skills, and professional ethics. A transparent and healthy market is impossible when this workforce lacks the required standards, professional competence, and the necessary certifications as stipulated by the Real Estate Business Law.

Every day, dozens of text messages offering to sell real estate projects are sent to his phone. Duc's approach is to delete spam messages and contact reputable distributors directly.

Mr. Nguyen Cong Duc from Long Bien Ward, Hanoi, said: "Real estate is also a valuable asset, so I usually proactively research the information I want to learn about beforehand. I will seek out reputable agencies that directly distribute properties from the developer, and I will receive information from these agencies."

Not everyone is as cautious as Mr. Duc. And the market has always been fraught with risks, from a lack of transparency in information, creating artificial price surges, to inflating prices to sky-high levels, causing market disruption.

Ms. Vu Thi Thuy - Sales Director of Cenland shared: "During our work, we have encountered many customers who were previously scammed during transactions due to receiving unofficial and inaccurate information. This is because, currently, customers only receive information from salespeople. And many of these salespeople are self-taught, not properly trained, and in the process of selling, they want to make a sale, so they provide inaccurate information."

Mr. Nguyen Van Dinh, Chairman of the Vietnam Real Estate Brokers Association, commented: "The percentage of brokers holding professional licenses is only about 10% of the total number of active brokers. This is creating difficulties for real estate agencies and brokers. Because, according to the law, if they do not have a professional license, they cannot receive commissions, or if they do, it cannot be considered a legitimate expense. They even have to find many ways to circumvent the law and obtain licenses through various means that are not based on their quality or competence."

Not only are training programs shortened from the minimum 74 hours required by regulations, but many institutions are also offering accelerated online training in just 1-3 sessions; "underground" courses are increasingly appearing; and some even exploit the guise of "seminars" or "experience sharing" to collect tuition fees and issue certificates illegally... This shows that there are many loopholes in the training and quality control process before issuing certificates.
