Apartments 'reign' in residential choices

If in the past, “settling down and building a career” meant owning a piece of land and building a house, now many young people in Thai Nguyen prefer to live in modern apartment buildings with many amenities. Not just a place to live, apartments are gradually becoming a part of a comfortable, safe and connected lifestyle.

Currently, in Thai Nguyen province, there are 13 apartment complexes that have been and are being implemented, meeting the increasing housing needs of the people. These projects are mainly distributed in the cities: Thai Nguyen, Pho Yen, Song Cong, including both commercial and social housing segments.

Ms. Pham Thu Hong (34 years old), an office worker, is living in Tien Bo 1 apartment building: My husband and I both come from far away places. We don't want to have to return to either hometown to live long term, so we chose to buy an apartment in a central location to stabilize our lives. When buying the apartment, my husband and I borrowed capital from BIDV bank under the social housing support program under the 30,000 billion VND credit package, with a preferential interest rate of 5%/year.

It can be seen that young families are usually couples between the ages of 25 and 35, with 1-2 young children in the early stages of financial accumulation, so the need for affordable housing but still ensuring comfort and safety is very clear. Apartments are a suitable choice thanks to their lower prices compared to townhouses or land. In addition, young people can easily access preferential loan packages and flexible installment policies from banks or investors.

Not only the price, what makes this housing model attractive is the diverse internal utility system from schools, supermarkets, hospitals to gyms, swimming pools, coffee shops, all close by, convenient for living and working. In addition, the synchronous planning factor, clean living environment, good security and the ability to convert the functions of the rooms depending on the development stage of the family are also big pluses.

According to Ms. Hue Minh, who works in real estate business in Thai Nguyen, the apartment market in Thai Nguyen currently has quite diverse prices: Currently, the price of apartments in Thai Nguyen is commonly from 1.2 to 1.8 billion VND/apartment. For beautiful apartments, open view locations or beautiful middle floors, the price can be up to more than 2 billion VND. Projects such as TECCO elite city, TNG Village, Thai Nguyen Tower currently have an average price of about 30 million VND/m², very suitable for young families looking for a place to live.

In the near future, the market will welcome a new project that attracts a lot of attention: the Diamond Hill Thai Nguyen apartment project is expected to be introduced to the market in May or June. The project is located in a prime central location of the city, with a modern design and synchronous utilities. The expected price will fluctuate between 35 and 40 million VND/m2 in the mid-high segment, but worthy of the quality and location.

Apartments are contributing to changing the way young people think about “settling down”. In urban areas like Thai Nguyen, this is shaping a trend of urbanization with a high sense of community. The fact that young people choose to live in apartments shows a shift in thinking about ownership and consumption of living space. They no longer place emphasis on “having a house and land to be stable” but are more concerned with quality of life, social connection and flexibility. This is a positive sign in the urbanization process in satellite cities like Thai Nguyen.

In the coming time, the merger of Bac Kan province into Thai Nguyen will significantly expand the area and population of the province. In that context, Thai Nguyen, as the administrative, economic and educational center of the Northern midland and mountainous region, will hold a key position, becoming a trading hub and receiving a large number of people migrating from neighboring areas, especially officials, civil servants, students and technical workers. From here, an inevitable consequence is that the demand for housing in the city center will increase sharply.

In the context of limited urban land funds, modern apartment buildings have become the optimal choice for new groups of residents, especially young people, experts, and long-term employees thanks to their convenience, flexible ownership, and quick connection to surrounding utility systems.
