Apartments are becoming the preferred choice for housing.

While in the past, "settling down and establishing a career" meant owning land and building a house, nowadays, many young people in Thai Nguyen prefer to live in modern apartment complexes with numerous amenities. More than just a place to live, apartment living is gradually becoming an integral part of a convenient, safe, and community-connected lifestyle.

Currently, there are 13 apartment complexes under construction or being developed in Thai Nguyen province to meet the increasing housing needs of the people. These projects are mainly located in the cities of Thai Nguyen, Pho Yen, and Song Cong, encompassing both commercial and social housing segments.

Ms. Chu Thi Tuyet, an office worker who moved to an apartment in the TECCO Phu Lien apartment complex (Thai Nguyen City) in 2018, shared: "I used to be very stressed because I couldn't afford to buy land in the city center. Land prices are too high now, but in apartment buildings, they support bank loans up to 70-80% of the apartment value, with simple procedures and preferential interest rates. I chose a two-bedroom apartment, paying monthly installments almost equal to my previous rent, and I can even own the property in my own name. After moving to the apartment complex, what I'm most satisfied with is the civilized living environment, the elevator, and the lack of security concerns."

Ms. Pham Thu Hong (34 years old), an office worker, currently living in Tien Bo 1 apartment building: " My husband and I are both from distant provinces. We didn't want to have to live in either of our hometowns for a long time, so we chose to buy an apartment in a central location to settle down. When buying the apartment, my husband and I borrowed money from BIDV bank under the social housing support program of the 30,000 billion VND credit package, with a preferential interest rate of 5% per year."

It can be seen that young families, typically couples aged 25 to 35 with 1-2 young children, are in the early stages of accumulating finances, so the need for affordable yet comfortable and safe housing is very clear. Apartments are a suitable choice due to their lower cost compared to townhouses or land plots. In addition, young people can easily access preferential loan packages and flexible installment payment policies from banks or developers.

Beyond just the price, what makes this housing model attractive is the diverse range of amenities within the complex, from schools, supermarkets, and hospitals to gyms, swimming pools, and cafes, all conveniently located for daily life and work. In addition, the well-planned layout, clean living environment, good security, and the ability to adapt the function of rooms according to the family's growth stage are also major advantages.

According to Ms. Hue Minh, a real estate businesswoman in Thai Nguyen, the apartment market in Thai Nguyen currently has a fairly diverse price range: Currently, the price of apartments in Thai Nguyen commonly ranges from 1.2 to 1.8 billion VND per unit. For apartments with good views or on desirable middle floors, the price can reach over 2 billion VND. Projects such as TECCO Elite City, TNG Village, and Thai Nguyen Tower currently have an average price of around 30 million VND/m², which is very suitable for young families looking for a place to live.

In the near future, the market will welcome another new project attracting much attention: the BV Diamond Hill Thai Nguyen apartment project, expected to be launched in May or June. Located in a prime central location in the city, the project boasts a modern design and comprehensive amenities. The expected price will range from 35 to 40 million VND/m², placing it in the mid-to-high segment, but justifying its quality and location.

According to Nguyen Thanh Hung, an architect at 102 Construction and Architecture Consulting Company Limited: Currently, apartment projects in Thai Nguyen are quite well-invested, spread across many segments, and are in line with urban planning and the actual needs of the people.

Apartment living is contributing to changing how young people think about "settling down." In urban areas like Thai Nguyen, this is shaping a trend of urbanization with a strong sense of community. The choice of young people to live in apartments shows a shift in their thinking about ownership and consumption of living space. They no longer prioritize "owning land and a house to be considered stable" but are more concerned with quality of life, social connections, and flexibility. This is a positive sign in the urbanization process in satellite cities like Thai Nguyen.

Currently, the Diamond Hill Hospital Project in Thai Nguyen has completed 90% of the bored pile construction work and is now proceeding with the foundation construction.

In the near future, the merger of Bac Kan province into Thai Nguyen will significantly expand the province's area and population. In this context, Thai Nguyen, as the administrative, economic, and educational center of the northern mountainous region, will hold a key position, becoming a hub for trade and receiving a large influx of people from neighboring areas, especially officials, civil servants, students, and skilled workers. Consequently, the demand for housing in the city center will inevitably increase sharply.

In the context of limited urban land, modern apartment complexes have become the optimal choice for new resident groups, especially young people, professionals, and long-term employees, due to their convenience, flexible ownership options, and quick access to surrounding amenities.
