Both apartment supply and demand have surged dramatically.

(NLĐO) - The supply and demand for apartments have surged in the past six months, but the average selling price remains stable.

On July 9th, Knight Frank Vietnam released its Q2/2025 Real Estate Market Research Report.

The report indicates that the real estate market has undergone many changes over the past six months, with a surge in both supply and demand for apartments in Ho Chi Minh City and Hanoi .

Both the supply and demand for apartments have surged, while the average price has decreased.

Specifically, the average asking price for apartments in the primary market in Ho Chi Minh City is approximately US$3,729/ ^m² , up 2% quarter-on-quarter and 10% year-on-year. The supply of new apartments in Ho Chi Minh City reached approximately 1,500 units, a 140% increase quarter-on-quarter and a 16% increase year-on-year, with 35% of the new supply classified in the affordable segment.

Average asking prices remained stable due to the launch of affordable apartments which lowered the average price, while unsold inventory carried over into this quarter kept prices steady.

The average asking price for apartments in Hanoi's primary market is approximately US$3,284/ ^m² , up 6% quarter-on-quarter and 26% year-on-year. In the second quarter, Hanoi recorded the supply of approximately 7,100 new apartments, a 129% increase quarter-on-quarter but a 16% decrease year-on-year.

The report also indicated that with approximately 2,300 apartments sold in Ho Chi Minh City in Q2 2025 (a 230% increase quarter-on-quarter and a 15% increase year-on-year), buyer sentiment remains quite optimistic. Meanwhile, Hanoi recorded 7,400 apartments sold, nearly three times the number from the previous quarter.

Knight Frank forecasts that in the last six months of 2025, approximately 4,900 apartments will be launched in Ho Chi Minh City, while Hanoi will see more than 10,000 units.

Ho Chi Minh City is expected to welcome a diverse range of products, from affordable to ultra-luxury segments, with the average asking price for apartments in the primary market around US$3,800/ ^m² . The average price for this type of apartment in Hanoi is approximately US$3,400–US$3,500/ ^m² .
