According to a survey by reporters at several construction material stores in Khoai Chau district, the price of yellow sand is fluctuating between 850,000 and 900,000 VND/m³, while just a week ago the price was only 550,000 VND/m³. The price of sand for foundation filling has also increased sharply, from 180,000 VND/m³ to 250,000-300,000 VND/m³, and in many places, there is insufficient supply.
Not only sand, but iron and steel prices are also soaring. Hoa Phat iron, a popular brand, is currently experiencing shortages. Ms. Huong, the owner of a building materials agency in Hai Thang commune (Tien Lu district), reported: The price of iron currently fluctuates between 18,000 and 18,300 VND/kg, an increase of about 3,000 VND/kg compared to the beginning of 2025. But what is more worrying is the shortage, especially of 10mm rebar – the type commonly used in roofing. Currently, the store only receives an average of 3 tons of goods per day, a decrease of 80-90% compared to the end of 2024.

Because we are short of money, we have borrowed more. But, since the beginning of the year, the price of building materials has increased dramatically, causing the cost to increase by 15-20% compared to the initial estimate."
For building material businesses, despite high demand, unstable supply is impacting operations. Maintaining customer trust becomes difficult when orders cannot be delivered on time due to material shortages. Ms. Hoang Thi Que, owner of a building material store in Phung Hung commune (Khoai Chau district), said: "Since the beginning of the year, the number of customers has been higher than in previous years. Although I ordered many types of building materials in advance, recently, some items such as iron, bricks, sand... are still frequently out of stock. The rapid price increase and scarcity are causing many difficulties for the store's business and slowing down the construction progress of many households."
Rising construction material prices are driving up construction costs, causing difficulties for investors. Mr. Nguyen Ngoc Anh, Director of Anh Khoa Joint Stock Company (a construction company) in Yen My town (Yen My district), stated: Currently, in a real estate project, steel costs account for approximately 15-20%. However, for real estate products, all these costs are included in the selling price to homebuyers. Therefore, when construction costs increase, investors are forced to adjust selling prices upwards. If they don't adjust prices, investors have to accept reduced profits.
Not only are construction contractors struggling with rising building material prices, but investors in public-funded projects are also worried about construction unit costs increasing significantly compared to initial estimates, affecting the total investment. Faced with these difficulties, many construction businesses are proposing measures to ensure a balance between supply and demand and stabilize the building materials market to share the burden with businesses and the public. Relevant authorities need to control prices and the supply of building materials to stabilize the market; strengthen inspection and supervision of building material production and business activities to prevent hoarding and price gouging. At the same time, conditions should be created to enable building material manufacturers to increase production capacity and supply to the market.
While awaiting effective interventions from authorities, individuals and businesses must adjust their construction and production plans to cope with fluctuating material prices.
