Da Nang: Demand for land plots remains low.

DNVN - On March 13th, DKRA Group, a real estate services corporation, released a report on the Da Nang and surrounding areas' residential real estate market for the first two months of 2025, stating that overall demand for land plots remains low.

According to DKRA Group, the primary supply of land plots in Da Nang and surrounding areas increased slightly by 5% in the first two months of 2025 compared to the same period in 2024. This supply is mainly distributed in previously launched projects and concentrated in the two key markets of Quang Nam and Da Nang, with approximately 1,646 primary products currently on sale.

Transactions at land plot projects along the Ngu Hanh Son coastal area (Da Nang) remain relatively quiet.

New supply in the region remains scarce. The market saw no new project launches in the first two months of the year and shows little sign of short-term recovery. Meanwhile, overall market demand remains low, with consumption reaching only about 2% of total primary supply, equivalent to 30% of transactions during the same period last year.

Primary market prices remained stable compared to the end of 2024 and continued to be high due to the impact of various input costs. Secondary market prices did not fluctuate much compared to the end of 2024, with market transactions mainly occurring in the group of products within urban complexes, offering diverse amenities and complete legal documentation. Currently, sales promotion programs are being widely applied to stimulate market demand.

For the apartment segment, according to DAKR Group, new supply in the first two months of 2025 in Da Nang and its surrounding areas recorded a 10% increase compared to the same period last year, mainly in Da Nang, while Hue and Quang Nam continued to experience a scarcity of new projects. Notably, primary supply was concentrated in Son Tra district (Da Nang), accounting for more than 45% of the total primary supply in the entire market.

The primary sales rate reached approximately 15%, largely driven by the inventory of projects launched at the end of 2024. Both primary and secondary market prices remained relatively stable compared to before the Lunar New Year of 2025. Secondary market liquidity was concentrated in projects that had already handed over units and offered convenient access to the city center.

"With several projects in Da Nang currently in the booking phase and preparing to launch products onto the market, the supply in the coming months is expected to see some progress. However, a sudden surge in the short term is unlikely," DKRA Group's report stated.
