The People's Committee of Ho Chi Minh City has submitted a proposal to the People's Council of Ho Chi Minh City regarding the adjustment of the list of land acquisition for socio -economic development in the national and public interest, and the list of land use conversion from rice cultivation to implement projects.

Regarding the list of land acquisition projects for national defense, security, and socio-economic development for the national and public interest in Ho Chi Minh City, in a submission in early January 2024, the People's Committee of Ho Chi Minh City proposed 22 projects requiring land acquisition with an area of ​​15.03 hectares. After verification, 6 projects were found to be ineligible for approval, including:

The project to build the Canal Bridge No. 1 (on Hoai Thanh Street, District 6): has not yet been allocated medium-term capital for 2021-2025, and there is no public investment capital plan for 2023 and 2024.

The Tan Chanh Hiep Ward Park project (District 12): the land plot originates from land managed by District 12, therefore, according to the Land Law, it does not need to be submitted to the Ho Chi Minh City People's Council.

The Thạnh Lộc Ward Park project (District 12): the land plot, originally managed by District 12, does not require approval from the Ho Chi Minh City People's Council for land acquisition.

The project to upgrade and expand the road leading to the resettlement area in Tan Thoi Nhat ward, District 12: The project is not yet eligible for submission to the Ho Chi Minh City People's Council for approval because relevant departments and units are currently carrying out procedures to adjust the investment policy decision.

The Tan Da - Ham Tu residential, office, and commercial complex project (District 5): The project does not yet have a proposal for policy approval and the revised 1/2000 zoning plan has not been approved.

Thus, the list of land acquisition projects for national defense, security, and socio-economic development in the national and public interest in Ho Chi Minh City now only has 16 projects that meet the approval criteria, with a total area of ​​11.95 hectares.

Reportedly, the Tan Da - Ham Tu Housing - Office - Commercial Complex project, commercially known as Charmington Dragonic, is being developed by Hung Anh Nam Real Estate Investment and Business Joint Stock Company. To date, it has not submitted an investment proposal and its revised 1/2000 scale zoning plan has not been approved.

However, recently, Charmington Dragonic has been marketed with 417 five-star standard commercial apartments. The project offers apartments with 1-3 bedrooms, ranging in size from 44m2 to 107m2, with a selling price of approximately 80 million VND/m2.

Regarding the list of projects involving the conversion of rice-growing land for development, the Ho Chi Minh City People's Committee proposed 5 projects with a total area of ​​10.24 hectares that would require the conversion of rice-growing land.

However, after review, the project to upgrade and expand the road leading to the resettlement area in Tan Thoi Nhat ward, District 12, is not yet eligible for submission to the Ho Chi Minh City People's Council for approval because the relevant departments and units are currently carrying out procedures to adjust the investment policy decision according to regulations.

Thus, after adjustments, the list of projects in Ho Chi Minh City that require the conversion of rice cultivation land for implementation now includes 4 projects that meet the criteria for submission to the City People's Council for approval, covering an area of ​​10.07 hectares.

Recently, the Department of Natural Resources and Environment submitted a proposal to the Ho Chi Minh City People's Committee to add a project for dredging and improving the environment and infrastructure of Xuyen Tam canal in Binh Thanh and Go Vap districts, with a land acquisition area of ​​53.72 hectares.
