In land-related fraud cases, many perpetrators exploit people's lack of knowledge or their desire to buy land at cheap prices to create sophisticated schemes. With just a few carefully prepared forged documents, these individuals easily build trust, making victims believe the transaction is real, and then gradually seize their assets.

In 2017, Pham Van An (52 years old), residing in Ho Chi Minh City, became acquainted with Ms. NTV, residing in Binh Thuan hamlet, Binh Son commune, who worked in real estate. Taking advantage of this acquaintance, An conceived the idea of defrauding her of her property. To carry out the crime, An used various deceptive tactics, such as creating fake deposit contracts for land sales and ordering three fake land use right certificates online. After obtaining the fake documents, An presented Ms. V with the land plots that he "had the right to transfer," leading the victim to believe that these were legitimate transactions.

Trusting the information and documents provided by An, Ms. V repeatedly handed over money to receive the transfer of land use rights. Using this scheme, An defrauded Ms. V of a total of approximately 1.7 billion VND. On January 6, 2022, after investigation, Ms. V discovered that the documents related to the aforementioned land plots were fake, so she reported it to the police. Subsequently, An was prosecuted and investigated for fraud and appropriation of property.

Despite concealing his crimes with sophisticated forged documents, An could not fool the authorities. The fake land ownership certificates, which he had used to build trust and seize property, became incriminating evidence, leading to An's sentence of 13 years in prison for fraud and misappropriation of property, and 3 years in prison for forging seals and documents of agencies and organizations.

Besides forging land use right certificates, many individuals also use other types of fake documents to gain the trust of victims in order to commit crimes. In March 2019, Phan Hoang Duc, residing in the Phu Quoc Special Economic Zone, opened a self-drive car rental business called Phan Hoang Auto. However, Duc did not invest in buying cars but instead signed contracts to rent cars from many people and then sublet them to customers at a higher price to profit from the difference, while also signing agreements with hotels to provide transportation for tourists.

Initially, Duc's business was quite profitable. However, from late 2019 to early 2020, business losses caused Duc to fall into financial difficulties. Instead of seeking legal solutions, Duc conceived the idea of misappropriating other people's assets. To carry out the crime, Duc hired someone to forge vehicle registration certificates in his name for cars he was renting from others. After obtaining the forged documents, Duc used the rented cars and the fake registration certificates as collateral to borrow money from multiple people and misappropriate their assets.

Using the above methods, Duc hired people to forge three vehicle registration certificates and committed five acts of abuse of trust to misappropriate property from victims, involving five vehicles of various types, with a total value of approximately 2.5 billion VND. Duc's actions not only violated the property rights of others but also affected the State's administrative management order regarding documents and papers. Duc was sentenced to 17 years in prison for the crimes of abuse of trust to misappropriate property and forging and using forged documents of agencies and organizations.

Forging documents only takes a few days, but the price to pay can be years in prison. Therefore, everyone needs to raise their awareness of complying with the law, and refrain from buying, selling, using, or assisting in the forgery of documents.
