Falling into the trap of "herding chickens" to the province to buy land

In a letter sent to the Nguoi Lao Dong newspaper, Ms. Nguyen Kim Lien (District 5, Ho Chi Minh City) stated that due to her need to buy land worth around 300-400 million VND, she searched online at the end of 2023. She found an advertisement for land plots in Bao Loc ( Lam Dong province ) from Van Dai Thanh Investment and Development Joint Stock Company (Van Dai Thanh, address 116 Pham Van Dong, Hiep Binh Chanh Ward, Thu Duc City) for only 260 million VND per plot. Subsequently, she was contacted by two people named Quan and Truong, who claimed to be employees of the company. They offered her services, guided her, and even sent a car to her house to take her to view the land in Bao Loc.

Knowing that she was unfamiliar with the area, they took her to Tan Lac commune, Bao Lam district, Lam Dong province, showed her a plot of land measuring 356.1 m2, and asked her to deposit 200 million VND. Thinking the land was worth 260 million VND, Ms. Lien transferred 200 million VND to the account of Mr. Nguyen Hong Vinh, the general director of Van Dai Thanh.

Later, an employee of this company arranged for Ms. Lien to go to the notary public to notarize the land documents, and also invited her to buy another plot of land next to the one she had already deposited on, so that they could be notarized together. Believing them, Ms. Lien agreed to transfer another 150 million VND with the description "deposit for land purchase in Bao Loc".

When Ms. Lien went to the company's headquarters to complete the procedures, she had to pay an additional 50 million VND. At the scheduled notarization date, Van Dai Thanh informed her that the plot of land she wanted was priced at 1.8 billion VND, or 3.6 billion VND for two plots. If she didn't buy it, her 400 million VND deposit would be forfeited.

When Ms. Lien stated she was unable to afford the purchase, a staff member from Van Dai Thanh suggested she switch to buying a different plot of land in a different location for 1.55 billion VND. Ms. Lien disagreed and filed a complaint to reclaim her money, but her request was not resolved. Currently, she is preparing documents to sue the company.

Also a victim of the "land scam" targeting buyers in the provinces at exorbitant prices, Mr. Ph.Đ.C. (residing in Bien Hoa City, Dong Nai Province) had to swallow his bitterness after buying a plot of land for 900 million VND instead of the advertised 300 million VND.

According to the account, Mr. C. read an advertisement on social media for land in Bao Loc priced at only 300 million VND per plot. Afterward, he was taken by an employee of Truong Hai Real Estate Services Joint Stock Company ( Binh Duong ) to Bao Lam district (Lam Dong province) and then persuaded to buy a plot of land for 1.9 billion VND per plot.

When viewing the land, Mr. C. still thought the price was 300 million VND per plot, so he agreed to put down a 200 million VND deposit. Only when he got home and saw the contract did he realize the truth. His family filed a complaint and made a big fuss, after which the company promised to sell him a different plot of land for 900 million VND.

When Mr. C. said he didn't have enough money, the company advised him to borrow the remaining amount from the bank, otherwise he would lose his deposit. Therefore, he and his family agreed to sign the loan agreement. Currently, his whole family is in debt, and they don't know when they will be able to sell the land at a good price.

In a discussion with us regarding the aforementioned cases, an officer from the Thu Duc City Police Department stated that when people notice signs of being scammed, they should file a report with the police. Relevant units will then verify the information to identify any violations. If fraud is confirmed, an investigation and legal action will be taken.

After receiving Ms. Lien's complaint, we contacted Van Dai Thanh, specifically Mr. Nguyen Hong Vinh. He did not answer by phone but said he would come to the Nguoi Lao Dong Newspaper office to "clarify the matter." Later, upon arriving at the Nguoi Lao Dong Newspaper headquarters, Mr. Vinh brought someone with him and introduced them as "legal representatives."

However, during the meeting (with Ms. Lien present), Mr. Vinh and his legal representative showed no goodwill in handling the customer's rights, only presenting the deposit contract and insisting: "She signed it in black and white as a deposit; if she doesn't buy, she'll lose the money," before quickly leaving.
