Positive signals for the rental property market.
According to data from Batdongsan.com.vn, the rental segment remains a bright spot in the real estate market at the beginning of 2023. The number of customers seeking to rent real estate nationwide increased by 24%, with the highest increase for street-front houses and shops (up 61-62%). Previously, the Q4/2022 real estate market report from this website also indicated the acceleration of the Ho Chi Minh City rental market by district. Specifically, in District 1, Ho Chi Minh City, rental prices increased by 18%, and interest increased by 154%; District 7 saw increases of 13% and 295% respectively...
Similarly, several brokerage firms specializing in renting premises in central areas and densely populated residential areas have also reported that orders for premises to open restaurants, cafes, and other food establishments have recently shown a tendency to increase again.
Economic experts believe that the resurgence of the retail and service sector has created momentum for retail and business activities. After two years of being hampered by the pandemic, people's shopping demand is increasing, and their spending habits have improved significantly. In particular, today's consumers want to shop and use services in spacious, airy environments with plenty of greenery – something that online shopping cannot provide.
In fact, many domestic and international retail brands across various sectors have expanded and opened new stores in major cities like Ho Chi Minh City and Hanoi . When looking for retail space, they tend to choose shophouses in prime locations, especially those on major thoroughfares. This is why retail spaces at the base of Grade A buildings and shopping malls often command higher rental prices than in other areas.
The market recovery and changes in consumer habits have not only helped commercial rental real estate reverse course and grow better than the overall market, but also opened up potential business opportunities in densely populated residential and urban areas.
Profitable business opportunities at Celadon Boulevard
To take full advantage of the recovery in the retail and service market, many business owners and shopkeepers in Ho Chi Minh City have been searching for premises to expand their business operations.
"My target customer base consists of people with a decent income and a relatively high standard of living, who are willing to spend money on quality services. After surveying many locations, I decided to choose Celadon Boulevard because it's located in a densely populated residential area, close to office buildings, has ample parking, and is situated near a major road, making it easy to attract customers and convenient for them to travel and shop," said HMK (Tan Binh), the owner of a beauty spa.
While also choosing a shophouse at Celadon Boulevard to open a branch, Ms. KV (Go Vap) preferred the green space surrounding the project: "The large ecological park and modern amenities will give customers wonderful experiences. They can shop, stroll, and enjoy the fresh air… In densely populated cities like Ho Chi Minh City, this is truly a unique feature."
Celadon Boulevard shophouses are a prominent project in Tan Phu District, located within the "green urban area" of Celadon City (developed by Gamuda Land), just 7km from Tan Son Nhat Airport. Besides its prime location, modern infrastructure, and unique multi-level architecture, the 100% glass facade design of Celadon Boulevard is also a significant advantage, offering a pleasant shopping experience for customers.
In the not-too-distant future, when major brands and retailers officially open, Celadon Boulevard will resemble Orchard Road (Singapore's model commercial district), becoming a symbol of vibrancy and bustling activity in the western part of Ho Chi Minh City.
