
For nearly two decades, the sound of construction machinery has been almost constant in Ho Tram. From pioneering projects like Sanctuary Ho Tram, which commenced in 2008, to large-scale resort projects that emerged after 2019, the tens of kilometers of coastline in Ho Tram commune have continuously attracted new investors.
New projects are constantly being added.
Most notably, The Grand Ho Tram is developed by Ho Tram Project Company Limited. This company belongs to Lodgis Hospitality Holdings - a joint venture between the private equity fund Warburg Pincus (USA) and VinaCapital. Spanning approximately 164 hectares, it is one of the largest resort complexes in the region and also one of the largest foreign-invested tourism projects in Vietnam.
Currently, the complex operates The Bluffs 18-hole golf course, a casino, a convention center, and two international hotels: the InterContinental Grand Ho Tram with 543 rooms and the Holiday Inn Resort Ho Tram Beach with 561 rooms.
In addition, this developer continues to expand its scale through the Ixora Ho Tram by Fusion project. Phase 1, comprising condotel and beachfront villas, was handed over in 2023. Phase 2 is currently underway with 63 resort villas.

Not stopping there, the investor also developed a new 35-hectare phase with a total investment of over $1 billion, which commenced construction last May. This phase includes a 5-star hotel, resort villas, a casino, and an international convention and exhibition center, expected to provide more than 6,000 rooms and serve approximately 18,000 guests per day.
Upon completion, The Grand Ho Tram is expected to welcome approximately one million international visitors annually, thereby solidifying its position as a leading resort center in the region.
Not far from The Grand Ho Tram, Charm Group is also developing one of the largest land plots in the area with the Charm Ho Tram Resort project, spanning approximately 50 hectares. The complex is divided into three subdivisions: Best Western Premier Charm Resort Ho Tram, Tomorrow Land, and Charm Forest Village Ho Tram.
Specifically, the Best Western Premier subdivision, which commenced construction in the middle of last year, is expected to provide more than 1,000 beachfront resort apartments and 91 villas. The project is positioned according to the trend of resort living combined with health care – a segment that many investors are choosing in Ho Tram.
Meanwhile, Madison Land has emerged as a new face bringing international brands to Ho Tram. The Angsana & Dhawa Ho Tram project is being developed on a beachfront plot of over 6 hectares with 162 hotel rooms and 52 resort villas.
Adjacent to it, the Hyatt Regency Ho Tram Residences project is also nearing completion on a land area of over 9 hectares, comprising 63 beachfront villas and a hotel block with over 250 5-star rooms. The project is invested by IFF Holdings JSC and developed and operated in strategic partnership with Hyatt Corporation.
In addition, Hung Thinh also entered the race with the Ho Tram Complex project, covering approximately 7.5 hectares with 7 beachfront resort apartment buildings. However, after many years of development, the project remains unfinished.

If we expand the scope to include the adjacent Binh Chau commune, Novaland is currently the enterprise owning the largest land bank in the entire Ho Tram - Binh Chau area with the NovaWorld Ho Tram project, spanning approximately 1,000 hectares.
Introduced to the market in 2019 and launched in 2020, the project is developed as an integrated resort town, including villas, commercial townhouses, second homes, hotels, and a large-scale entertainment system.
However, due to difficulties in the real estate market and the financial pressure on the investor in the recent period, the construction progress has not met the initial plan.
To date, Novaland has developed several subdivisions such as The Tropicana, Morito, Wonderland, and Habana Island, and has handed over some units to customers. Many amenities and entertainment facilities are also gradually being completed and put into operation.
The presence of projects spanning tens to thousands of hectares indicates that the race in Ho Tram has entered a new phase. Instead of developing individual resorts, many businesses are focusing on building integrated tourism, entertainment, and accommodation ecosystems to capitalize on the long-term growth of the market.
Why has Ho Tram become the focal point of the land acquisition race?
It is precisely because of the presence of numerous large-scale resort projects that, for many years, Ho Tram has been considered by investors as the "resort capital" of the South.
This name became even more frequently mentioned after July 1st, when Ho Tram commune was officially established by merging Phuoc Buu town with Phuoc Thuan and Phuoc Tan communes of the former Xuyen Moc district. Instead of choosing a new administrative name, the local authorities decided to retain the name Ho Tram - a tourism brand that is already widely known domestically and internationally.
Ho Tram commune is located approximately 120 km from the center of Ho Chi Minh City. As of last year, 41 tourism projects in the area had received investment approval, of which 12 projects were operational with a total capital of over 5.5 billion USD ; 24 projects were under development with a total capital of nearly 1.8 billion USD ; and 5 projects were seeking investment with a capital requirement of over 3 billion USD .
In the first quarter of this year alone, Ho Tram welcomed nearly 183,300 visitors, including nearly 53,000 international tourists. Total tourism revenue reached over 412 billion VND .
According to experts, Ho Tram's appeal stems not only from its beautiful beaches or its proximity to Ho Chi Minh City. More importantly, the area is being positioned differently from traditional coastal tourist destinations in the South.
While Vung Tau caters to the mass market with short stays, Ho Tram is targeting the high-end resort segment, concentrating 5-6 star resorts, luxury real estate, and wellness products for high-spending travelers.
The successive emergence of international brands such as Hyatt, Angsana, Banyan Tree, Fusion, and Melia partly reflects this direction. Instead of simply selling resort products or "second homes" by the sea, new projects are focusing on wellness, therapeutic, detox, and rejuvenation experiences.
Besides the positioning story, expectations regarding infrastructure are also a crucial driving force behind the continued flow of capital into Ho Tram.
In the future, Long Thanh Airport, with a designed capacity of 100 million passengers per year, is expected to become the largest international gateway in the South. To accommodate this influx of tourists, the approximately 42 km long expressway connecting Ho Tram with Long Thanh Airport is being actively developed. Once completed, travel time from the airport to coastal resorts will be significantly shortened.

On the other hand, the entire Ben Luc - Long Thanh expressway is expected to be completed in the third quarter of this year, facilitating a direct connection between Ho Tram and the Southwestern region of Vietnam, home to over 20 million people.
Furthermore, the coastal road connecting Ho Chi Minh City with Lam Dong is also being studied for expansion and connection with the Ho Tram - Long Thanh expressway. Along with the upgraded National Highway 55, this new infrastructure network is expected to create an economic corridor connecting the Cai Mep - Thi Vai port, Long Thanh airport, and the chain of coastal cities in the Southeast region.
