The Mai Pha Market, scheduled for completion in 2025, will have a total area of ​​over 2,600 m2, reaching the scale of a Class 3 market with 150 business stalls. This includes 140 outdoor stalls with a usable area of ​​6 m2 each and 10 covered stalls with an area of ​​16 m2 each. The investor is the People's Committee of Lang Son City (formerly).

The center also drafted a document requesting public service centers in neighboring wards and communes to cooperate in increasing the duration of public awareness campaigns through various means in residential areas about the plan to open Mai Pha Market, rental prices for business premises, etc. This aims to continue attracting small traders to register and do business in the market, contributing to the effective implementation of traffic safety, security and order, urban aesthetics, environmental hygiene, and commercial civility.

Ms. Nguyen Thi Cham, residing in Ro Phai Hamlet, Dong Kinh Ward, said: "From the beginning of May 2026 until now, the hamlet's public address system has regularly broadcast information about the preparations for the opening of Mai Pha Market and publicly announced rental prices. My family has decided to register and plans to sell cooked food at the market."

It is known that, as of June 25, 2026, the Dong Kinh Ward Public Service Center had received registrations from 40 small traders participating in trading at Mai Pha Market. The business sectors at the market include: the covered stall area is divided into sections for groceries, dry goods, votive paper, and livestock/poultry meat; the outdoor area is for seafood, vegetables, fruits, and cooked produce… Rental prices for covered stalls range from 81,000 VND to 95,000 VND/m2/month; rental prices for outdoor business stalls range from 62,000 VND to 69,000 VND/m2/month.
