The demand for social housing in Ho Chi Minh City is increasing, especially among young people. These are the people who are knowledgeable, healthy, ambitious, and are the driving force behind the city's development.

Keeping pace with the development of young people.

At the recent international workshop "Developing Social Housing in Vietnam - Solutions and International Experiences," Mr. Nguyen Quang, Director of the UN-habitat member organization in Vietnam, stated: "Developing social housing plays a crucial role in economic development, creating jobs, and improving living environments." This means that a social housing project must be linked to amenities and provide sufficient living space for residents – especially young people – to live, study, and work.

However, the stereotype that "social housing" is often associated with "low-income housing" and therefore low quality needs to change. A representative from CT Group, which is developing an international-standard social housing project for young people in Binh Chanh District, Ho Chi Minh City, stated: "We chose young people as the beneficiaries of the project, who haven't accumulated much wealth yet, but are a rapidly developing and prosperous community. Therefore, the urban area is designed for future prosperity. That's why the selling price of the project must be suitable for this segment, along with flexible payment methods and optimal financial support policies so that everyone can easily own a comfortable home with many amenities, a good quality of life, and easy connectivity."

Mr. Nguyen Quang, head of the United Nations Human Settlements Programme (UN-Habitat), added: “Of the 17 Sustainable Development Goals to be achieved by 2030, Goal 11 is to promote the sustainable, inclusive, resilient and safe development of cities and communities. Criterion 11.1 is access to safe, affordable housing for all (affordable and culturally appropriate). Over the past 20 years, the Vietnamese Government has implemented many policies and programs to promote the development of social housing, achieving significant results. The social housing sector plays a crucial role in economic development, job creation, and improving living conditions. However, many people in Vietnam are facing challenges in accessing affordable housing due to excessively high housing prices.”

The challenge for Vietnamese real estate developers, including international ones, is how to redefine "social housing" by applying technology to address the demand for affordable housing in new industrial urban areas, such as Binh Chanh urban area in South Saigon, which is emerging according to the plan for metro line 3A and the development of the southern industrial belt.

Green living environment, technology

Two key points that housing policymakers in Vietnam have unanimously agreed upon in recent workshops are the participation of private infrastructure developers and the potential application of technology in construction implementation. These two factors, coupled with the support of an efficient credit system, will provide the solution to this socially significant problem.

Never before in Vietnam has the involvement of technology in the construction, business, and operation of real estate been as vibrant and diverse as it is now. And most importantly, the involvement of IoT – the Internet of Things – makes the management, operation, and use of living spaces highly automated and much safer than traditional models.

That is also why CT Group, which has owned a large land bank in Binh Chanh for many years, is demonstrating its leadership in the race for "international standard youth social housing" by announcing the Saigon Venice urban project plan with five criteria: "business, environment, community, technology, and culture." "Culture" refers to the identity and unique culture of a city. Sports academies, exhibition spaces, technology centers, design studios, and even smaller entertainment districts within the city are built to constantly upgrade and thrive alongside the rapid development of its youth.

Technology is considered a key and distinctive feature of Saigon Venice.
