Has the "land fever" spread to Nhon Trach, Dong Nai?

However, there's little infrastructure boost and a lot of hype, with the areas around the "land fever" littered with cattle grazing grounds.

The real estate market in Nhon Trach is booming.

Under the blazing sun, a small beverage stall in front of the One-Stop Service Office of Nhon Trach District ( Dong Nai Province) became a gathering point for dozens of real estate brokers. Precisely at 1:30 PM when the office opened, less than 20 minutes later, all the seats in the room were filled.

Nguyen Thi Hien's daily job in Nhon Trach is as a factory worker, but due to the land speculation frenzy, she has taken on the additional job of a real estate agent. Ms. Hien shared: "It's very busy right now, you have to be patient and wait. The land market has been booming everywhere all week, my phone can't keep up with charging because I'm constantly answering calls to finalize deals."

At exactly 1:47 PM, at the transaction office, Ms. Hien got queue number 1050. She said there were more than 30 other applications before it was her turn.

According to brokers, in just one week, land prices in Nhon Trach have surged by 15%, and in some areas even by 50% compared to the end of 2024. The reason is believed to be rumors that Nhon Trach district is about to be merged into Ho Chi Minh City, along with a series of key infrastructure projects such as Ring Road 3, the Ben Luc - Long Thanh expressway, Long Thanh airport, and Phuoc An bridge, which are being accelerated.

Most of these are "short-term" transactions.

However, the hustle and bustle at the transaction offices pales in comparison to the atmosphere in the cafes around the district center. At a cafe on Nhon Trach road, each table has 3-5 people huddled together, discussing various matters. Some are intently examining maps, others are checking zoning plans, and still others are busily writing deposit slips.

NVH, a young and enthusiastic real estate agent, recounted: "Writing deposit slips was exhausting. In one case, I had just finished writing one when someone else came and asked to tear it up to pay an extra 50 million VND. It was like a joke. For one plot of land, I had to write eight deposit slips, the land price increased by 500 million VND in just one week, and I only received 5 million VND in commission from each client."

Not only residential land, but real estate projects are also experiencing skyrocketing price increases. Mr. NVT, a professional real estate agent, enthusiastically approached the reporter, who arrived in a car with a Hanoi license plate: "Are you from Hanoi investing here? You need to decide quickly or you'll miss the opportunity." While speaking, Mr. T pointed to a map: "This is a 170m² plot of land in this project. This morning we finalized the deal for 2.6 billion VND (15.2 million VND/m²), but by this afternoon it had already increased to 16 million VND/m². If you're decisive, I can negotiate for you to buy it for 16.4 million VND/m²."

The brokers here are so busy that if a client asks too many questions and they haven't closed a deal yet, they'll immediately move on to another target.

According to local brokers, the majority of current transactions take place online. After posting an advertisement, customers request to view the land and then meet with the owner to sign a deposit agreement. However, in recent days, many customers, fearing they might miss out on an opportunity, have finalized purchases online. When asked why they dare to conduct multi-billion dollar transactions online with strangers, one broker explained: "Most are repeat customers from previous waves. It's just one wave after another. Out of 10 deposit transactions, maybe only 1 will actually be a transfer. When prices peak, they'll go to the One-Stop Service Office to complete the official procedures."

Ms. Nguyen Thi Hien, a broker with many years of experience here, commented: "This current frenzy is based on infrastructure projects, but investors need to be extremely cautious to avoid risks when the market shows signs of excessive speculation."

Recently, in an interview with the press, a representative from Batdongsan.com.vn stated that Nhon Trach district is currently a hot spot attracting significant attention. Real estate searches there have increased by over 40% in just one week, while the increase in districts of Binh Duong and Ba Ria - Vung Tau only ranged from 5-26%. Experts believe that large investors had been quietly accumulating land in Nhon Trach since before Tet (Lunar New Year), and now individual investors are just beginning to enter the market.

For many years, it has remained a grazing ground for buffalo and cattle.

About 50 meters from the Nhon Trach District People's Committee headquarters, a VOV.VN reporter met Mr. Nguyen Van Dung, originally from Thai Binh province, who has lived in Nhon Trach for nearly 40 years. He is raising 15 cows and lets them graze around the Nhon Trach District People's Committee headquarters every day. The herd usually grazes on vacant plots of land that have been abandoned by investors for many years.

Traveling another 3km, the reporter discovered a 150-hectare real estate project by a real estate company, which had been underway since 2007. Previously, the developer had advertised it as a thriving urban area, attracting hundreds to thousands of residents. However, currently, the project remains nothing more than a jumbled mess of empty land, literally used for grazing cattle. The project's sign is faded and dilapidated, while the model house is also run-down and abandoned. The project's sole security guard stated that he has been the only one looking after the site for many years.
