According to observations by reporters from the Nguoi Lao Dong newspaper, immediately after the news of the merger of Dak Nong province (along with Binh Thuan province) into Lam Dong province, and the groundbreaking ceremony for the expressway from Binh Phuoc to Gia Nghia on April 28th, many people flocked to the area to "hunt" for prime land and invest in real estate.

Meanwhile, in some areas of Lam Dong province, real estate transactions remain quite quiet.

Similarly, Mr. Phuong (a resident of Thu Duc City, Ho Chi Minh City), the owner of a coffee shop and homestay in Me Linh commune (Lam Ha district, Lam Dong province), intended to be a popular check-in spot to attract tourists, has failed and is now trying to sell. According to Mr. Phuong, his investment in the land was over 6 billion VND for 1.2 hectares before the land price surge. Later, someone offered 12 billion VND, but he didn't sell because he expected the price to increase even further. However, due to the waning trend of "hunting for beautiful views," Mr. Phuong is now offering the property for 8 billion VND, but no one has bought it yet.

Mr. Tran Khanh Quang, General Director of Viet An Hoa Real Estate Company, said that a beautiful plot of land with a view to attract customers must meet basic criteria such as: unique natural scenery (rivers, lakes, streams, clouds, waterfalls, etc.); favorable climate; and a large land area for investing in innovative architecture. More importantly, the project's legal status must be ensured, allowing for the construction of temporary structures or permitting multi-purpose agricultural land use.

According to Mr. Quang, the trend of "hunting" for land with beautiful views is expected to become active again in the near future.

"Investors can choose good areas and locations where prices have previously dropped by 10-30%. At the same time, they must understand that if they invest in this real estate sector, they must... see it through to the end to succeed."
