The project is formed from 2 areas; of which, 14,147m2 is urban residential land allocated with land use fees, long-term use. The remaining part, 9,547.8m2, is green land, traffic land and technical ditches, allocated without land use fees. The land allocation policy is implemented through the form of bidding to select investors for projects using land.
The People's Committee of Lien Chieu Ward is assigned to monitor the implementation of the project's environmental protection plan. The locality is responsible for regularly inspecting the land use of Da Nang - Central Investment Joint Stock Company, ensuring compliance with the correct purpose, location, area and approved detailed planning.
The City People's Committee also assigned the Department of Agriculture and Environment to determine specific land prices as a basis for calculating land use fees. After completing the pricing plan, the department will organize the determination of boundaries and hand over the land to the enterprise.
At the same time, this unit must direct the City Land Registration Office to carry out procedures for granting Land Use Right Certificates, correcting cadastral records and updating land data. The granting of certificates to investors shall only be carried out after all financial obligations have been fulfilled. The Da Nang City Tax Department is required to determine the amount of land use fees payable, provide guidance on deductions according to regulations, if any, and issue notices of payment of related fees and charges.
On the business side, Danang - Central Investment Joint Stock Company must fulfill all financial obligations, including land use fees, fees and charges as prescribed. During the implementation process, the business must ensure economical and effective land use, comply with planning, and protect the environment and landscape of the area.
