The system of warehouses for purchasing durian in Nghia Trung commune, Dong Nai city, poses many challenges in management.

This model not only provides a stable output for thousands of durian-growing households, but also contributes to promoting agricultural trade, creating jobs, and boosting local economic growth. However, along with rapid development come a series of challenges in planning, land management, construction, fire prevention and control, and ensuring security and order.

With over 140 warehouses and purchasing points belonging to businesses inside and outside the province concentrated here, a large-scale durian "market" has been formed, operating bustlingly throughout the season.

During the peak of the harvest season, from early morning until late at night, the roads leading to Nghia Trung commune are always packed with trucks and container vehicles carrying durian. Goods from various growing areas in and outside Dong Nai city are continuously brought to purchasing warehouses for weighing, sorting, and packaging before being transported for domestic consumption or export.

According to statistics, Nghia Trung commune currently has more than 140 large and small purchasing warehouses operating continuously, attracting thousands of seasonal workers to participate in loading, sorting, packaging, and transportation. Many export businesses from other localities also choose Nghia Trung as a collection point due to its vast raw material area, convenient transportation, and abundant supply of goods.

According to traders, the development of the purchasing warehouse system has created a healthy competitive market, giving people more options when selling their products.

According to Mr. Vinh, the durian season also creates jobs for many local workers as well as people from other places. "During the harvest season, almost everyone has a job, from cutting fruit, loading and unloading to sorting and packaging. This is a fairly stable source of income for many workers," Mr. Vinh said.

Not only do traders benefit, but durian growers also appreciate the formation of the durian "market" in Nghia Trung. Previously, after harvesting, many households had to find their own outlets or transport their produce over long distances, incurring many costs. Now, with a dense network of purchasing warehouses, durians are sold quickly, significantly reducing the risk of oversupply during the peak season.

Mr. Doan Van Dien, a farmer from Hamlet 5, Phuoc Son Commune, said that durian trees are the main source of income for his family. According to him, the quality of durian in Nghia Trung area is very good, with yellow, fragrant flesh and rarely any watery or tough texture, so it is highly valued by the market.

"I believe that durian is a crop with very high economic value. If invested in properly, cared for using the right techniques, and the market is favorable, people can earn a very good income," Mr. Dien shared.

What makes the farmers most excited is the participation of many traders in the purchasing process. "Having multiple purchasing points means farmers aren't being pressured into accepting lower prices. Even for the same farm, each trader can offer a difference of one to two thousand dong per kilogram, giving farmers the right to choose where to sell at the best price. This helps ensure a more secure income," said Mr. Dien.

Besides creating outlets for agricultural products, the procurement warehouse system also promotes the development of many service industries such as transportation, loading and unloading, packaging, supply of materials and seasonal labor, accommodation, etc., contributing to job creation and increased revenue for the locality.

According to the People's Committee of Nghia Trung commune, the locality currently has over 5,000 hectares of durian; of which, over 4,000 hectares are currently producing fruit. For the 2026 harvest alone, the expected yield is over 40,000 tons. In addition to local production, durian from neighboring areas is also brought in for collection, leading to an increasing demand for warehouses and collection points.

Mr. Phan Minh Lam, Vice Chairman of the People's Committee of Nghia Trung commune, said that the locality has repeatedly petitioned the competent authorities to resolve obstacles related to planning and land use in order to create favorable conditions for people and businesses to invest in warehouses to serve the purchase, preservation, and export of agricultural products in accordance with regulations.

"Organized farming": A turning point in enhancing the value of agricultural products. The inevitable shift from the "large-scale farming" model in terms of area to the development of "organized farming" in Vietnamese agriculture is considered a crucial step towards increasing the value of agricultural products.

Besides the economic benefits, the rapid development of the procurement and storage system also poses numerous challenges in management. Many issues related to land use, planning, fire safety, security and order, environmental protection, and tax obligations need to be strictly controlled to ensure that production and business activities comply with regulations.

According to Mr. Phan Minh Lam, in the coming time, the local government will coordinate with relevant agencies to review and guide businesses in completing the necessary conditions regarding land, construction, fire safety, labor safety, security and order, and fulfilling all tax obligations. The local government's stance is to create favorable conditions for businesses to develop, while ensuring compliance with the law and aiming for sustainable development.

The formation of the Nghia Trung durian "market" is the result of the strong development of the durian industry in Dong Nai. This model not only helps to increase the value of agricultural products and raise people's income but also contributes to promoting rural economic development. However, for the durian "market" to continue to be effective in the long term, it needs the cooperation of the government, businesses, and people in improving infrastructure, enhancing management quality, and building a transparent and safe business environment that meets the development requirements of the durian industry in the new phase.
