Signs of urbanization in the south.

Located in Da Nang's development zone, the southeastern coastal strip of the city is currently the most vibrant urbanizing area, aiming to alleviate pressure on the central urban area and create new development hubs.

Vibrant urbanization

According to the Da Nang branch of "batdongsan.com.vn", since the merger, land prices in southern areas near the city center have seen strong growth. Specifically, the Ngu Hanh Son area saw the highest increase at 48%, followed by Dien Ban with an increase of approximately 22%, and Hoi An with an increase of about 36%.

It can be seen that the southeastern slopes of the city have experienced very good growth in real estate prices. This indicates that these areas have strong demand for commercial development, tourism , or residential properties, as well as properties with the potential for operation, exploitation, and rental.

Over the past year, several previously established large urban areas in this region have become more vibrant, attracting a growing number of residents. For example, The An Heritage urban area (Dien Ban Dong ward) regularly hosts a "Heritage Market" during major holidays; while the Nam Hoi An urban area (Duy Nghia commune) has put into operation many amenities such as restaurants and sports fields to meet the needs of local residents.

Mr. Nguyen Cuu Loan, Vice Chairman and General Secretary of the Da Nang City Urban Planning and Development Association, stated that the coastal plain area from Ngu Hanh Son - Hoa Vang - Dien Ban to Tam Ky is currently the fastest urbanizing region in Central Vietnam.

According to the Department of Finance, in the first quarter of 2026, new urban area projects in the city continued to be promoted, notably the Hoa Xuan riverside ecological urban area, the Co Co riverside ecological urban area, and the Hoa Quy - Dong No riverside urban area. In the early months of the year, the city approved the investment policy for several large-scale urban area projects such as the mixed-use urban area south of the Nguyen Tat Thanh axis (Quang Phu ward), and the Truong Giang riverside urban area (Quang Phu and Ban Thach wards).

In general, the urbanization process towards the south of Da Nang will become even stronger in the coming period. Preliminary compensation and land clearance plans for 2026 show that more than 50 urban areas on the southeastern slope of the city center will continue to be developed to accelerate the urbanization process.

A synchronized urban ecosystem is needed .

According to the general consensus of experts, Da Nang's accelerated southward urbanization is an inevitable trend and will serve as the foundation for the formation of new centers as outlined in the city's revised planning. However, a key concern is the accompanying service infrastructure and the occupancy rate of these new urban areas through attracting a large influx of migrant population.

Many urban areas in the south of the city still lack synchronized infrastructure development, are completely devoid of residents, and primarily serve speculative investment purposes. The coordination of urban planning among these areas also faces numerous obstacles, leading to negative consequences for existing communities in terms of traffic congestion, flooding, and other issues.

Notably, Dien Ban Dong ward has the largest number of unfinished urban development projects in the city. In 2026, this ward will have nearly 40 urban and residential area projects that require further land clearance to address the delays in implementation over the past several years.

Mr. Nguyen Cuu Loan believes that new urban centers on the outskirts of the city center and in the south need to be systematically invested in to become smart urban areas with full functions for living, working, entertainment, and creativity, avoiding a repeat of the "land subdivision and sale" model that some new urban areas have fallen into.

According to Mr. Tran Xuan Moi, Director of ATM Consulting and Management Company, expanding the city southward is a logical and strategic direction with ample room for development in Da Nang. This will help avoid localized overload, but it requires planning in functional clusters to create an open ecosystem, not a scattered one. In particular, it is necessary to clearly identify key driving forces to create real attraction and avoid fragmented development.

Mr. Moi commented: “The South has an advantage in terms of development space, but because of the vast open space, it is very easy to fall into the trap of doing things quickly, doing too much, and doing things haphazardly. If only housing projects are developed without accompanying soft and hard infrastructure, it will be very difficult to create a sustainable development pace, so quality standards should be set from the beginning. Along with that, ESG criteria (a framework for evaluating businesses based on three pillars: environment, social, and governance) need to be prioritized. Through this, setting standards for green cities, service standards, community amenities, and operational governance from the outset will help this area develop faster in terms of quality.”
