According to our research, the reason why the lodging business has recently become more vibrant and attracted more tenants is because many foreign enterprises have increased their investment in Vietnam, including Thai Nguyen province, with new projects or expansion of existing factories. As a locality with two large industrial parks, Yen Binh and Diem Thuy, from 2024, when many enterprises expand their production scale or make new investments, the demand for labor recruitment will increase, causing the demand for lodging in Pho Yen city to increase rapidly again. In particular, it is mainly concentrated in the wards: Hong Tien, Dong Tien, Bai Bong, Nam Tien - places bordering the industrial park and the city center.
In Hong Tien Ward - a locality adjacent to Yen Binh Industrial Park and Diem Thuy Industrial Park, currently, over 10,000 rental rooms of more than 1,000 business households have been basically filled. Mr. Nguyen Van Chinh, acting Chairman of Hong Tien Ward People's Committee, said: Since mid-2024, this business activity has become bustling again, even many rental houses in Hang and Lien Minh residential groups have no more rooms for rent.

Mr. Tran Van Son, from Nam Dinh province , shared: In March 2025, I was recruited to work as a worker at a new factory in Diem Thuy Industrial Park. Before that, it took me a long time to find a place to stay because all the rooms near the factory were full. Thanks to an acquaintance's introduction, I found a room in Hang residential group, Hong Tien ward, although small but clean and very reasonably priced.
Not only Hong Tien, Dong Tien ward - where Yen Binh Industrial Park is located also recorded an increase in the number of guests renting rooms during this time compared to the previous period. The guests are mainly workers and laborers working at enterprises specializing in supplying components, raw materials, and supporting services for Samsung Electronics Vietnam Thai Nguyen Company Limited.

As the owner of a boarding house in Thanh Hoa residential group, Dong Tien ward, Mr. Vu The Tan, said: In 2018, I invested in building 2 boarding houses, with more than 20 closed rooms for rent. At the beginning of this year, realizing the high demand for rental rooms, I focused on renovating and upgrading the boarding rooms to meet the needs of customers. Currently, all the rooms have workers and laborers living in them and signed long-term rental contracts.
According to preliminary statistics from the authorities, in Pho Yen City, there are currently about 2,000 households operating boarding houses, with over 20,000 rooms for rent. Faced with the high demand for rental accommodation, many boarding house owners have paid attention to renovating and improving the quality of the rooms to "attract" guests. Currently, not only has the number of guests increased, but the price of boarding houses in areas near companies, factories, and enterprises has also begun to "increase" slightly. If in the past, the rental price fluctuated from 800,000 VND to 1 million VND/room/month, now the rental price has increased from 1.1 to 1.3 million VND/room/month. However, many boarding house owners said that they still try to keep the price as reasonable as possible, in order to create conditions for workers to stabilize their lives.
The recent boom in lodging services in Pho Yen City has also contributed to the development of food and beverage, retail, and electrical repair businesses. According to small traders and businesses in the areas surrounding the industrial park, the number of visitors has increased steadily every month, especially when companies and factories are recruiting new workers.
It can be said that the bustling accommodation service in Pho Yen City not only shows a positive signal from the labor market, but also contributes to increasing people's income and promoting local socio -economic development. Industrial zones and clusters in the province in general and Pho Yen City in particular will continue to expand and attract investment, so the demand for accommodation for workers and laborers is expected to continue to increase in the coming time. However, currently, the social housing project for workers is being implemented, which will partly solve the housing demand in industrial parks.
