Pho Yen City: Guesthouse services are experiencing a resurgence in demand.

With the increasingly strong development of industrial zones and clusters, from mid-2024 to the present, the lodging business in Pho Yen City has shown clear signs of improvement. In particular, some lodgings near the Diem Thuy Industrial Zone have at times experienced periods of high occupancy rates.

According to our research, the reason for the recent surge in the rental market and the increase in tenants is due to increased investment by many foreign businesses in Vietnam, including Thai Nguyen province, with new projects or expansions of existing factories. As a locality with two large industrial zones, Yen Binh and Diem Thuy, since 2024, with many businesses expanding production or making new investments, the demand for labor has increased significantly, leading to a rapid resurgence in rental demand in Pho Yen City. This is mainly concentrated in the wards of Hong Tien, Dong Tien, Bai Bong, and Nam Tien – areas bordering the industrial zones and the city center.

In Hong Tien ward, which borders the Yen Binh and Diem Thuy industrial zones, over 10,000 rental rooms belonging to more than 1,000 businesses are now largely occupied. Mr. Nguyen Van Chinh, acting Chairman of the Hong Tien Ward People's Committee, stated: "From mid-2024 to the present, this business has become vibrant again, with many rental properties in Hang and Lien Minh residential areas having no rooms left for rent."

Mr. Tran Van Son, originally from Nam Dinh province , shared: "In March 2025, I was hired as a worker at a new factory in the Diem Thuy Industrial Park. Before that, I spent a lot of time looking for accommodation because all the rental rooms near the factory were already occupied. Thanks to a friend's recommendation, I found a small but clean and reasonably priced room in Hang residential area, Hong Tien ward."

Not only Hong Tien, but also the Dong Tien ward area - where the Yen Binh Industrial Park is located - has seen an increase in the number of tenants during this period compared to before. The tenants are mainly workers and laborers working at businesses that supply components, raw materials, and auxiliary services to Samsung Electronics Vietnam Thai Nguyen Co., Ltd.

Mr. Vu The Tan, the owner of a boarding house in Thanh Hoa residential area, Dong Tien ward, said: "In 2018, I invested in building two boarding houses with more than 20 self-contained rooms for rent. At the beginning of this year, noticing the high demand for rental rooms, I focused on renovating and upgrading the rooms to meet customer needs. Currently, all rooms are occupied by workers and laborers who have signed long-term rental contracts."

According to preliminary statistics from authorities, there are currently about 2,000 households operating guesthouses in Pho Yen City, with over 20,000 rooms for rent. Due to the high demand for rental accommodation, many landlords have focused on renovating and improving the quality of their rooms to attract tenants. Currently, not only has the number of tenants increased, but rental prices in areas near companies, factories, and enterprises have also started to rise slightly. Previously, rental prices ranged from 800,000 to 1,000,000 VND per room per month, but now they have increased to 1.1-1,300,000 VND per room per month. However, many landlords say they are still trying to maintain the most reasonable prices possible to help workers stabilize their lives.

The booming lodging service in Pho Yen City recently has also contributed to stimulating the development of related businesses such as food and beverage services, retail, and electrical appliance repair. According to small traders and business owners in areas near the industrial zone, the number of customers has been steadily increasing month by month, especially during periods when companies and factories recruit new workers.

It can be said that the resurgence of the lodging service in Pho Yen City not only shows positive signs from the labor market but also contributes to increasing people's income and promoting local socio -economic development. Industrial zones and clusters in the province in general, and Pho Yen City in particular, will continue to expand and attract investment, so the demand for housing for workers and laborers is expected to continue to increase in the coming time. However, the current social housing project for workers will help to partially address the housing needs in industrial zones. Therefore, lodging businesses that want to continue developing need to meet increasingly higher quality standards, ensure security and order, and fire safety...

Authorities also advise that before investing in rental housing businesses, people should thoroughly research market demand, relevant legal regulations, and consider their financial capacity, avoiding investing based on trends that could lead to undesirable consequences.
