The 5-day holiday from April 30 to May 1 is a time when many customers and investors are free and not tied down by work, so they often increase their frequency of going to see real estate more.
Grasping the needs of customers, many brokers do not take holidays to post real estate ads and take customers to see houses.

Mr. Pham Quang Vinh, a real estate broker in Hanoi , said that since the end of last year, real estate brokers have been "starving" due to the relatively quiet market. By the middle of this year, the market has begun to recover, the demand of customers and investors has also increased, so real estate brokers are also bustling back to the "race".
“During the holidays, customers have time to visit land and projects in the field. Consulting will also be easier for brokers. Previously, I lost many customers because they did not have time to visit in person, online transactions did not help them put down a deposit,” Vinh shared.
Similarly, Mr. Nguyen Huu Canh, a real estate broker in Hanoi, has been busy since the first days of the holiday.
“Recently, there have been quite a few visitors coming to see land. On average, during the holiday, I took 10 visitors a day. They mainly surveyed and considered the real estate market in the suburbs of Hanoi because this market has dropped sharply in price. Meanwhile, the price of apartments in the city center has increased, making many people hesitate,” Mr. Canh shared.
However, Mr. Canh also revealed that many people want to buy land but the rate of successful transactions has decreased. Although the price of suburban areas has decreased sharply, liquidity is weak. Many investors are currently hesitant and have not put down their money.
In addition, during the recent holidays, many real estate buying and selling pages and groups also posted bustling advertisements for many apartments, villas, townhouses, and land. Real estate segments from low-cost to high-end were all advertised for sale.

Notably, on real estate trading pages, information about land for sale at a loss appears frequently: "need money to sell at a loss - break even", "deep loss", "urgent sale, super loss price"...
Account owner Thanh Hoa posted a 3-storey house for sale at a loss of 800 million VND in lane 16 Dinh Cong Ha, Dinh Cong ward, Hoang Mai district with an area of 66 square meters.
The owner of this account said that with a price of 8 billion, the house is conveniently located, near the hospital, kindergarten, supermarket, medical station, etc. Suitable for both living and business, as a company office, multi-industry business, for rent...
According to Mr. Nghia - a project land broker in Dong Anh (Hanoi), in reality, many investors are facing difficulties. When land prices fall and debts need to be paid, many people often sell at a loss to get money to compensate elsewhere.
However, some brokers often take advantage of this to post ads for sale at a loss. In fact, the loss numbers posted by brokers are just virtual, they all post prices higher than the amount they spent so they are not completely at a loss. This is a trick that many brokerage companies use to stimulate customers to achieve sales KPIs.
Mr. Nghia believes that to avoid falling into the traps of brokers, buyers must be very alert and carefully research information, especially comparing selling prices. In particular, it is necessary to carefully check the product price increase margin during the year to verify the accuracy of the loss-cutting information.
