Along Metro Line 2, there will be three prime lands planned according to the urban development model associated with public transport (TOD), including: Area C30 located between District 10 and Tan Binh District; Exhibition and Sports Center of Tan Binh District and Block I/82A Tay Thanh, Tan Phu District.
Area C30, located between District 10 and Tan Binh, has an area of nearly 41 hectares surrounded by the following routes: Thanh Thai, Ly Thuong Kiet, Bac Hai, To Hien Thanh, and is one of three locations where a new urban area will be built according to the TOD model.
According to records, this area is currently used as warehouses, along the street frontage for renting and selling ornamental plants.
In the future, this land will be built into a compact urban area with the goal of improving land use efficiency and creating more living space for people around Le Thi Rieng station.
Also used to build urban areas along Metro Line 2 (Ben Thanh - Tham Luong), Tan Binh District Exhibition and Sports Center, with a total area of about 5.1 hectares, adjacent to 4 roads: Truong Chinh, Hoang Van Thu, Xuan Dieu and Xuan Hong.
This area is in a prime location with existing residential areas, schools, bustling markets AND convenient transportation system. There is great potential in forming a developed urban area in the future.
Ho Chi Minh City plans to develop this area into a commercial and service center, a multi-purpose cultural and sports center, and an underground parking lot connecting to Metro lines 2 and 5. This conversion will not only enhance convenience for residents, but also optimize land use efficiency around the Bay Hien Metro station.
The third position is block I/82A Tay Thanh, Tan Phu district, with an area of 26 hectares, adjacent to two axes of Tay Thanh and Truong Chinh.
Currently this place is a large vacant lot and some areas are being rented out as cinemas and warehouses.
The city plans this area into a compact urban area, while exploiting more underground space, optimizing land use efficiency around Tan Binh station and Tham Luong depot of Metro line 2.
In addition to the 3 locations along Metro Line 2, Ho Chi Minh City has selected 6 other land plots to develop TOD in the 2024 - 2025 period. Of which, the area around Phuoc Long Station (Thu Duc City) belongs to Metro Line 1 (Ben Thanh - Suoi Tien) with an area of over 160 hectares. Beltway 3 has 5 locations, including Coconut Farm (152.6 hectares) and Long Binh area (29 hectares) in Thu Duc City; 198.4 hectares in Tan Hiep, 389.3 hectares in Xuan Thoi Thuong and 104.9 hectares in Xuan Thoi Son (Hoc Mon district).
