Along Metro Line 2, there will be three prime land areas planned according to the Transport-Oriented Development (TOD) model: Area C30 located between District 10 and Tan Binh District; the Tan Binh District Exhibition and Sports Center; and Block I/82A Tay Thanh, Tan Phu District.


The current status of 3 prime land plots along Metro Line 2 will be transformed into new urban areas in Ho Chi Minh City.

Along Metro Line 2, there will be three prime land areas planned according to the Transport-Oriented Development (TOD) model: Area C30 located between District 10 and Tan Binh District; the Tan Binh District Exhibition and Sports Center; and Block I/82A Tay Thanh, Tan Phu District.

Area C30, located between District 10 and Tan Binh District, covers nearly 41 hectares and is surrounded by the streets of Thanh Thai, Ly Thuong Kiet, Bac Hai, and To Hien Thanh. It is one of three locations where a new urban area will be built according to the TOD (Transit-Oriented Development) model.

According to observations, this area is currently being used as a warehouse, with stalls selling ornamental plants along the street fronts.

In the future, this land will be developed into a compact urban area with the goal of improving land use efficiency and creating more living space for people around Le Thi Rieng station.

It is also being used to build an urban area along Metro Line 2 (Ben Thanh - Tham Luong), and the Tan Binh District Exhibition and Sports Center, with a total area of ​​approximately 5.1 hectares, adjacent to four roads: Truong Chinh, Hoang Van Thu, Xuan Dieu, and Xuan Hong.

This area boasts a prime location with existing residential areas, schools, bustling markets, and a convenient transportation system. It has significant potential to become a thriving urban center in the future.

Ho Chi Minh City plans to develop this area into a multi-functional commercial and service center, a cultural and sports center, and an underground parking lot connected to Metro lines 2 and 5. This transformation will not only enhance amenities for residents but also optimize land use around the Bay Hien Metro station.

The third location is block I/82A Tay Thanh, Tan Phu district, with an area of ​​26 hectares, bordering Tay Thanh and Truong Chinh roads.

Currently, this is a large vacant plot of land, and some areas are being leased out for use as a movie theater or warehouse.

The city plans to develop this area into a compact urban zone, while also utilizing additional underground space and optimizing land use around Tan Binh station and Tham Luong depot on Metro Line 2.

Besides the three locations along Metro Line 2, Ho Chi Minh City has selected six other land areas for TOD (Transit-Oriented Development) in the 2024-2025 period. These include the area around Phuoc Long station (Thu Duc City) on Metro Line 1 (Ben Thanh - Suoi Tien) with an area of ​​over 160 hectares; and five locations along Ring Road 3, including the Coconut Plantation (152.6 ha) and Long Binh area (29 ha) in Thu Duc City; a 198.4 ha area in Tan Hiep; a 389.3 ha area in Xuan Thoi Thuong; and a 104.9 ha area in Xuan Thoi Son (Hoc Mon District).
