In Ninh Thuan province, the minimum plot size for residential land in Phan Rang - Thap Cham city is 40 m2.

For residential land plots in existing coastal residential areas in Ca Na and Phuoc Diem communes, Thuan Nam district, the minimum area permitted for subdivision is 40 m2.

In Phan Rang - Thap Cham City, for residential land, the minimum area of ​​a newly formed plot resulting from subdivision and the remaining area of ​​the plot after subdivision is 40 m2.

The People's Committee of Ninh Thuan province has recently issued regulations on the conditions and minimum area for land subdivision and consolidation for each type of land in the province.

Accordingly, regarding the subdivision of residential land in urban areas, the Ninh Thuan Provincial People's Committee stipulates that the minimum area of ​​the newly formed land parcel resulting from the subdivision and the remaining area of ​​the land parcel after subdivision is 40 m2 (80 m2 in rural areas).

At the same time, the side dimensions of the newly formed plot of land resulting from the subdivision, as well as those of the remaining plot after the subdivision, must be greater than or equal to 3.5 m (5 m in rural areas).

In addition, the newly formed plot of land resulting from the subdivision and the remaining plot of land after subdivision must be adjacent to a state-managed road or have access connecting to a state-managed road.

Notably, for residential plots in existing coastal residential areas in Ca Na and Phuoc Diem communes of Thuan Nam district, the minimum land area allowed for subdivision is the same as in urban areas.

In addition, the Ninh Thuan Provincial People's Committee also regulates the subdivision of agricultural land (including land for annual crops, land for perennial crops, aquaculture land, salt production land, other agricultural land, and production forest land, excluding natural production forest land) in urban and rural areas.

Specifically, in urban areas, the minimum area of ​​a newly formed land plot resulting from subdivision and the remaining area of ​​the land plot after subdivision in communes and wards of Phan Rang - Thap Cham City is 300 m2; in towns it is 500 m2.

In rural areas, the minimum area of ​​a newly formed plot of land resulting from subdivision and the remaining area of ​​the plot after subdivision is 750 m2 in lowland communes; 1,000 m2 in midland communes; and 2,000 m2 in mountainous communes.

The Ninh Thuan Provincial People's Committee also noted that, for residential land and non-agricultural land other than residential land in areas with separate detailed construction planning projects, the minimum area for land subdivision is determined according to the decision approving the detailed construction planning and the accompanying project documents approved by the competent state agency.

This decision takes effect from October 31, 2024 and replaces Decision No. 85/2014/QD-UBND dated November 18, 2014 of the People's Committee of Ninh Thuan province regulating the minimum land area permitted for subdivision in the province.
