Witnessing a land use rights auction held on the afternoon of May 30th at the headquarters of the Ba Xuyen Commune People's Committee (Song Cong City), we observed hundreds of investors participating. In this auction, 30 plots of land were put up for auction and successfully transacted. Some plots had a starting price of only 6.4 million VND/m2, but were purchased by customers at prices ranging from 13 million VND to 20 million VND/m2.
Mr. Le Tran Thang, an investor from Viet Tri City ( Phu Tho province) , who won the auction for a 195m2 plot of land at a price of over 19.4 million VND/m2, commented: "I don't think the land I bought was expensive, because with the current pace of infrastructure development in Song Cong City, land prices will continue to rise."
Mr. Le Quang Ha, another investor from Bac Giang City, also expressed optimism: “I have participated in land use rights auctions in many provinces and cities and I see that Song Cong City has long-term potential, because it brings together industrial zones and clusters, especially the expansion of Song Cong Industrial Zone II - phase 2.”
According to Mr. Tran Manh Phong, an auctioneer from Viet Thanh Viet Bac Company (a reputable land use rights auction organizer), land use rights auctions in Song Cong City are conducted transparently, complying with the regulations of the 2024 Land Law and related regulations. The frequency of auctions is increasing, with a high success rate, indicating that the real estate market here is gradually warming up. This reflects not only the actual demand for residential and commercial land but is also driven by infrastructure and planning factors.
According to information from the Song Cong City Land Development Center, since the beginning of the year, the city has successfully organized 3 land use right auctions in areas such as Ba Xuyen commune and Bach Quang ward, selling hundreds of land plots.
According to expert analysis, Song Cong is an industrial city with a strategic location and a comprehensive transportation infrastructure. Located in the south of the province, Song Cong City borders key economic areas such as Thai Nguyen City and Pho Yen City. Major transportation routes such as National Highway 3 and the Hanoi-Thai Nguyen Expressway have made Song Cong City an important connecting point between the capital region and the northern provinces.
Another reason driving up land prices in Song Cong City recently is the ongoing investment project to build and operate infrastructure for the Song Cong II Industrial Park - Phase 2, with a total investment of nearly 4,000 billion VND. Upon completion, this will become the largest industrial park in Thai Nguyen province, attracting large domestic and foreign corporations and thousands of workers. Furthermore, the Song Cong II Industrial Park, Phase 1, currently boasts a 98% occupancy rate, with a total investment of over 1.2 billion USD from 22 major projects, demonstrating the strong appeal of the area.
The development of industrial zones not only creates demand for residential land but also boosts demand for commercial and service land, as well as urban development projects like Song Cong Park City. With diverse land plot sizes, investors can easily build housing, hotels, or businesses to meet the needs of the workforce relocating to the area. Furthermore, Song Cong City boasts beautiful natural landscapes, with the potential for developing eco-tourism and resort real estate, further enhancing market value.
In reality, the real estate market in Song Lam City has many advantages and is attracting increasing interest from real estate investors. However, real estate experts also advise investors to be cautious, avoid following the crowd, and carefully study the planning before purchasing land.
