Auction of land use rights in Song Cong City: 'Attracting' investors

Since the beginning of the year, Song Cong City has organized 3 auctions of land use rights. It is worth mentioning that these auctions always attract real estate investors to participate, closing at high prices.

Witnessing a land use rights auction held on the afternoon of May 30 at the headquarters of the People's Committee of Ba Xuyen Commune (Song Cong City), we recorded hundreds of investors participating. In this auction, 30 plots of land were auctioned and successfully traded. There were plots of land with a starting price of only 6.4 million VND/m2, but customers closed the deal at prices ranging from 13 million VND to 20 million VND/m2.

Mr. Le Tran Thang, an investor from Viet Tri City ( Phu Tho Province) who won the auction for a 195m2 plot of land, with a price of over 19.4 million VND/m2, commented: "I don't think the land I bought is expensive, because with the current speed of infrastructure development in Song Cong City, land prices will continue to increase."

Mr. Le Quang Ha, another investor from Bac Giang City, also expressed optimism: “I have participated in land use rights auctions in many provinces and cities and realized that Song Cong City has long-term potential, because it is home to industrial parks and clusters, especially the expansion of Song Cong Industrial Park II - Phase 2”.

According to Mr. Tran Manh Phong, auctioneer of Viet Thanh Viet Bac Company (a reputable land use rights auction organization), commented: Land use rights auctions in Song Cong City are organized transparently, in compliance with the provisions of the 2024 Land Law and related regulations. The frequency of auctions is increasing, with a high winning rate, showing that the real estate market here is gradually "warming up". This not only reflects the actual demand for residential and commercial land but is also driven by infrastructure and planning factors.

According to information from the Song Cong City Land Fund Development Center, since the beginning of the year, the city has successfully organized 3 auctions of land use rights in areas such as Ba Xuyen commune and Bach Quang ward and sold hundreds of land lots.

According to experts, Song Cong is an industrial city with a strategic location and a synchronous transport infrastructure system. Located in the south of the province, Song Cong City is adjacent to key economic areas such as Thai Nguyen City and Pho Yen City. Key traffic routes such as National Highway 3 and the Hanoi - Thai Nguyen Expressway have helped Song Cong City become an important connection point between the capital region and the northern provinces.

Another reason for the recent increase in land prices in Song Cong City is the Song Cong II Industrial Park Infrastructure Investment and Construction Project - Phase 2, which is being implemented, with a total investment of nearly VND 4,000 billion. After the completion of the project, this will become the largest industrial park in Thai Nguyen province, attracting large domestic and foreign corporations to invest, along with thousands of workers. Along with that, Song Cong II Industrial Park, Phase 1 is currently also achieving a 98% occupancy rate, with a total investment of more than 1.2 billion USD from 22 major projects, demonstrating the strong attraction of the area.

The development of industrial zones not only creates demand for residential land but also promotes demand for commercial and service land and urban area projects such as Song Cong Park City. With land plots of diverse areas, investors can easily build houses, hotels or business establishments to meet the needs of the workforce shifting here. In addition, Song Cong City also possesses beautiful natural landscapes, with the potential to develop eco-tourism areas and resort real estate, adding value to the market.

Reality shows that the real estate market in Song Da City has many advantages and more and more real estate investors are interested. However, real estate experts also recommend that investors need to be cautious, should not follow the crowd mentality, need to carefully study the planning to buy land.
