Strategic planning to elevate status.

Nhon Trach is emerging as one of the most promising real estate markets thanks to its many advantages in the upcoming boom period. In the eyes of many investors, with its location bordering Ho Chi Minh City and adjacent to Long Thanh International Airport, possessing a rapidly developing infrastructure system, Nhon Trach is not only an ideal place to live but also has great investment potential with clear planning combined with the impetus from a comprehensive infrastructure system including airport - seaport - free trade zone.

With its elevation to centrally-governed city status, Dong Nai is strongly implementing a multi-polar development model. In particular, Nhon Trach is being oriented towards becoming a modern urban center, a logistics and trade-service hub with international standing. According to the plan for 2030, with a vision to 2040, Nhon Trach will focus on developing urban areas, clean industries, high-end services, and logistics on a large scale, spanning tens of thousands of hectares.

Currently, Nhon Trach ward is accelerating its synchronized urbanization. This area is planned to be integrated into the "Airport City" model, closely connected to Long Thanh International Airport, forming a chain of smart, sustainable urban areas. This urban area also serves as a central hub connecting dynamic economic centers including Ho Chi Minh City, Dong Nai, and Tay Ninh, and is the first place to welcome international tourists and businesspeople to the South.

By 2025, the urban population of Nhon Trach is expected to reach nearly 400,000 people. In the coming period, this number is projected to increase rapidly, leading to a surge in demand for housing, commercial spaces, and services, creating a solid foundation for sustainable real estate growth.

Infrastructure comes first, and the "four powerhouses"

Nhon Trach boasts a rare "golden" location advantage, situated just 25-30 minutes from the center of Ho Chi Minh City and directly connected to Long Thanh International Airport. When Long Thanh Airport begins commercial operation at the end of 2026, Nhon Trach will directly benefit from tens of thousands of people commuting to work, along with a massive flow of people and goods. According to the design, Long Thanh Airport will have a capacity of up to 100 million passengers and 5 million tons of cargo per year. The vibrant "Airport City" currently taking shape will strongly boost demand for both residential and business activities in the area.

To capitalize on opportunities, Nhon Trach's transportation infrastructure is progressing rapidly, creating a strong appeal for investment and socio-economic development. The Ho Chi Minh City - Long Thanh - Dau Giay Expressway, the Ben Luc - Long Thanh Expressway, and Ring Road 3 facilitate rapid inter-regional connectivity. The Cat Lai Bridge, Phu My 2 Bridge, along with provincial roads such as Ton Duc Thang and Nguyen Ai Quoc, and inter-port roads, create a smooth network, reducing congestion and boosting trade. This is in addition to the national high-speed railway line and the urban railway network connecting the center of Ho Chi Minh City and other developing cities like Thu Dau Mot and Bien Hoa to Long Thanh Airport and Nhon Trach, which are also receiving significant investment.

The Nhon Trach Bridge shortens travel time from Ho Chi Minh City to Nhon Trach and Long Thanh Airport.

This multimodal transportation system will transform Nhon Trach into a true logistics hub, thereby attracting businesses and high-skilled workers. This will also serve as a foundation to accelerate the decentralization of the population from Ho Chi Minh City and create momentum for Nhon Trach to become an important bridge between the old city center and the new development hubs of Ho Chi Minh City and Dong Nai province.

Furthermore, Nhon Trach boasts Phuoc An Port, a major regional seaport directly connected to the Cai Mep - Thi Vai port cluster, accommodating large international vessels. This port is becoming a crucial driving force for the supply chain in the Southeast region. In particular, the Long Thanh - Nhon Trach Free Trade Zone (FTZ) project, spanning 1,000 hectares, is being actively promoted and will strongly attract FDI, forming a complete ecosystem with a "powerful quartet" including: airport - seaport - logistics - trade, creating hundreds of thousands of high-quality jobs.

Opportunities for both residential and investment purposes.

Amidst Ho Chi Minh City's increasing land scarcity and high real estate prices, Nhon Trach is emerging as a bright spot with competitive pricing but significant growth potential thanks to its infrastructure and planning. The market forecasts a significant surge in real estate prices here from 2026 onwards.

Many customers are inquiring about the K-Home Avenue project located on Nguyen Ai Quoc Street (25C), in the center of Nhon Trach urban area.

According to experts, Nhon Trach real estate perfectly meets a dual need. For those seeking a place to live, Nhon Trach is an ideal location thanks to its clean and green living environment, modern planning, reasonable costs, and suitability for young families and professionals working at the airport, seaports, and industrial zones.

In terms of investment, the potential for price appreciation of real estate in Nhon Trach stems from actual demand, FDI inflows, and urbanization. With Dong Nai becoming a centrally-governed city, the multi-centered development strategy of both Dong Nai and Ho Chi Minh City, and synchronized infrastructure connections, Nhon Trach possesses the perfect "timing." Therefore, it is not only an ideal place to live but also a strategic investment asset, promising exceptional value appreciation in the next 3-5 years. This explains why a series of large real estate corporations such as Kim Oanh Group, Vingroup , Phu My Hung, Sunshine, Phu Long, Gamuda Land, Masterise, Nam Long… are flocking to Nhon Trach, competing to acquire land.
