Recently, the reception and results delivery department of the People's Committee of Ngu Hanh Son district has been overloaded due to the high number of people coming to complete land procedures compared to the end of 2024. According to Le Ngoc Nhat, Deputy Chief of the Office of the People's Committee of Ngu Hanh Son district, in recent days, the number of people coming to process land procedures has increased significantly, mainly at counter number 2, handling procedures related to transfer, gifting, inheritance, land subdivision, re-issuance of land certificates, and updating information on supplementary pages...
To meet the needs of the people, at counter number 2, the Land Registration Office branch in Ngu Hanh Son district and the District People's Committee have assigned 4 officers to receive and guide people through the procedures. "Previously, the counter received and processed an average of 40-50 applications per day, but in recent days, it has received 80-90 applications per day," Mr. Nhat informed.
According to some real estate brokers, since the Lunar New Year of the Year of the Snake, many people have been searching for information on buying land and houses in the Ngu Hanh Son district and Dien Ban town ( Quang Nam province). However, in response to signs of a "speculative bubble" and "price inflation" in some areas of Quang Nam province, including Dien Ban town, on March 24th, the Quang Nam Provincial People's Committee issued a document on strengthening the management of the real estate market in the province. This document instructed the Provincial Police to proactively investigate and gather information to handle organizations and individuals showing signs of fraud, manipulation, incitement, and causing instability in the real estate market. Immediately afterwards, the real estate market in Dien Ban town cooled down, leading to a sharp decrease in the number of people buying houses and land in Ngu Hanh Son district, especially in the last two weeks.
It's highly likely that many people have put down deposits to buy real estate for speculative profit, but couldn't find buyers. Now that the one-month deadline for notarization has passed, they are pooling their resources to notarize the documents and go to the Land Registration Office branch in Ngu Hanh Son district to transfer ownership to one person, as they don't want to lose their large deposit and are hoping for further price increases. Taking advantage of the land registration process, they are inviting many people to join them to create a large crowd and spread rumors of a "land boom," aiming to artificially inflate the real estate market in Ngu Hanh Son district and Dien Ban town for profit.
According to Nguyen Hong Song, Director of the Da Nang City Land Registration Office, the number of people coming to the Land Registration Office branch in Ngu Hanh Son district to complete land-related procedures has decreased since the afternoon of April 8th. The branch has assigned additional staff to the reception department to enhance guidance and processing of applications for citizens.
Regarding the large number of people coming to the Land Registration Office branch in Ngu Hanh Son district to process documents, it could be due to many real estate brokers and investors flocking there to create a diversion. The number of people processing land-related procedures at Land Registration Office branches in other districts and counties has increased, but there is no sign of a sudden surge and the increase is not as significant as in Ngu Hanh Son district. The Land Registration Office is continuing to monitor the situation and directing its branches to increase the number of staff to guide, receive, and promptly report cases for processing.
According to an official from the Land Registration Office branch in Hoa Vang district, the number of people coming to complete land registration procedures there is always higher than in the inner city districts, but recently there hasn't been a sudden or significant increase; the branch is still receiving, guiding, and processing applications normally for citizens. Meanwhile, Pham Van Nam, Director of the Da Nang City Land Registration Office branch in Son Tra district, stated that the number of people coming to complete land registration procedures has recently increased, sometimes by nearly 50% compared to before, due to the warming real estate market and the construction of many large-scale real estate projects in the district. The branch is still focusing on guiding, receiving, and processing applications normally for citizens registering land procedures.
