Since the end of the first quarter of this year, Vietnam International Bank (VIB) has launched a loan package for buying apartments and townhouses worth up to VND45,000 billion, providing breakthrough solutions.

Not only attracting attention with its attractive fixed interest rate for a long period, the 45,000 billion VND loan package also pays special attention to the ability to repay debt and long-term financial stability for home buyers, especially young people, with the method of borrowing 1 billion and paying 1 million principal.

The highlight of the loan package is the particularly flexible principal repayment method. Accordingly, in the first 5 years, customers only have to pay 1 million VND in principal per month for 1 billion outstanding debt, which is 0.1%/month, much lower than the 0.3% to 0.8% commonly seen in the market.

According to the bank representative, this solution is tailored for young people. Young people often have limited initial savings but great potential for future income growth. This solution helps them significantly reduce financial pressure in the early stages, easily access larger loans and own a house soon.

In addition to the above solutions, customers can also fully customize their principal repayment plan, suitable for their needs and financial capabilities at different stages of life. Customers with stable income can choose to pay the principal in equal monthly installments.

Meanwhile, young people who have just started working or are starting a business can choose the option of no principal repayment for 5 years or a step-by-step principal repayment of only 0.1% for the first 15 years. In particular, customers can also proactively pay off their monthly debt up to 25 million VND (equivalent to 300 million VND/year) without paying an early repayment fee.

Not only impressing with its flexible principal repayment method, the loan package also offers home buyers three fixed interest rate options: 5.9%/year for the first 6 months; 6.9%/year for the first 12 months; 7.9%/year for the first 24 months.

Notably, this is the only interest cost that customers have to pay, without any binding conditions regarding region, cross-selling products or loan rates. This transparency helps borrowers easily calculate cash flow and proactively plan their finances.

After the fixed interest rate period, the interest rate will be calculated by the base interest rate plus a reasonable margin (currently 2.9%), all of which are clearly announced on the website and credit contract.

With a database of more than 500,000 apartments in major cities such as Hanoi, Ho Chi Minh City, Da Nang, Binh Duong..., the bank can evaluate real estate in just one minute. Thanks to that, the loan approval time is shortened to only 4 - 8 hours. This is a speed that surpasses the time of many working days at other banks.
