Building a 'digital profile' for real estate

The rapidly developing real estate market demands increasing transparency and data management. According to Decree No. 357/2025/ND-CP, from March 1, 2026, the information system and database on housing and the real estate market will be operated synchronously nationwide. Each house or real estate product will have its own unique electronic identification code, creating a "digital file" for each property, contributing to improved management efficiency and providing citizens with clearer access to information.

Electronic identifiers are applied to many entities and products in the real estate market, such as housing, floor area in construction projects, apartment building management and operation units, real estate brokerage licenses, and individuals benefiting from housing support policies.

These identifiers are linked to data on land use rights, planning, transaction history, mortgage status, and financial obligations. This allows people to access information about housing and the real estate market more clearly and conveniently.

Mr. Nguyen Van Chat, resident of neighborhood group No. 11, Quyet Thang ward, said: When project information and legal status are fully updated on the system, people can check before making transactions, reducing the risk of buying projects that do not meet legal requirements.

Decree 357/2025/ND-CP   It also stipulates the updating of information on real estate service businesses such as exchanges, brokerage firms, and real estate consulting and management units.

When data is interconnected, regulators can more closely monitor transfer values ​​by region and product type. Credit institutions also find it easier to verify the legal status and transaction history of assets when processing mortgages or loans.

According to Mr. Nguyen Van Nam, a real estate broker in Thai Nguyen, property identification helps enhance market transparency. The history of ownership, transactions, and legal status of real estate are stored and retrieved on a unified data system, thereby contributing to strengthening buyer confidence in projects that fully comply with legal regulations.

In Thai Nguyen, the Department of Construction has coordinated with agencies, units, and localities to develop an information system and database on housing and the real estate market. This includes assigning electronic identification codes to housing products in housing development projects; updating identification codes for floor area in construction projects; and integrating information on apartment building management and operation units, real estate brokers, and individuals benefiting from housing support policies.

Mr. Le Cao Hai, Head of the Housing and Technical Infrastructure Management Department of the Department of Construction, said: "Building and operating a data system on housing and real estate requires a large amount of work. This process requires coordination from many sectors and units in providing and standardizing data to ensure the system operates effectively."

In recent times, the real estate market in Thai Nguyen has seen many new projects with large capital and area. According to the Housing Development Program for the period 2021-2030, with a vision to 2040, the province plans to develop an additional 12.86 million m² of floor space during the 2026-2030 period, bringing the total area to over 65.57 million m².

The housing and real estate information and database system is expected to become a "digital map" of the market, supporting management agencies in effectively monitoring and operating the market, contributing to a transparent and sustainable development.
