Transit-Oriented Development (TOD) is an urban development model based on public transportation systems, and it has become a global trend. In Vietnam, many investors are focusing on developing according to this model, especially in large cities like Hanoi and Ho Chi Minh City.

The inevitable trend of TOD

With rapid urbanization, numerous environmental challenges have emerged, leading countries to focus on transport-oriented urban development (TOD) to reduce traffic congestion and ensure sustainable development.

Governments around the world have focused on investing in transportation infrastructure, especially high-speed rail systems. The TOD (Transit-Oriented Development) model is not simply about investing in transportation systems but also involves urban planning, aiming to optimize land use and build high-density urban areas around transportation hubs. Japan is also one of the leading countries in TOD development, emphasizing reducing reliance on private vehicles to alleviate congestion and protect the environment.

The TOD model in Vietnam

In Vietnam, the ongoing development of public transportation systems such as subways and electric buses is shaping the real estate market in Hanoi and Ho Chi Minh City , not only in the residential segment but also in the retail and office sectors.

The amended Capital City Law of the National Assembly has allowed investment in the development of urban railways in Hanoi according to the TOD (Transit-Oriented Development) model, ensuring modernity and sustainability. Mr. Le Chinh Truc, Deputy Director of the Hanoi Institute of Construction Planning, stated that the proportion of public transport development will increase to over 50% by 2035 and more than 60% by 2045.

In Ho Chi Minh City , the People's Committee has issued plans to implement TOD (Transit-Oriented Development) zones along metro lines, aiming to develop public transportation and attract investment.

Major developers are anticipating the trend.

“My family wanted to find a green, spacious place to live, but we were worried it would be too far from the city center. After considering various options, we chose projects located on major roads, with convenient access to the city center.” (Mr. T. Tam - from Ho Chi Minh City) shared.

The demand for green, airy living spaces that are still close to the city center is increasing. In Ho Chi Minh City, the rate of immigration is rising, leading to infrastructure overload. According to data from the General Statistics Office in 2021, Ho Chi Minh City had the second highest immigration rate in the country, reaching 25.4%.

Recognizing the future potential of the TOD (Transit-Oriented Development) model, many investors have built urban areas to seize the opportunity, including Gamuda Land - a reputable investor in the real estate sector, always at the forefront of trends with projects such as The Meadow low-rise housing area in Binh Chanh or Artisan Park commercial street in Binh Duong.

In recent years, these areas have been investment hotspots in the South, attracting FDI capital and consistently ranking among the top in terms of urbanization rate, as well as having some of the highest average incomes in the country.

Binh Chanh, a satellite city of Ho Chi Minh City, is also a promising area highly valued by investors. As the southwestern gateway to Ho Chi Minh City, Binh Chanh has many transportation projects under construction, such as: Metro Line 3A (Ben Thanh - Tan Kien) with a total investment of over 67,000 billion VND, and Metro Line 5 (Bay Hien Intersection - Saigon Bridge), expected to be commercially operational after 2032.

Gamuda's The Meadow project is located on Vinh Loc Road, a major route in Binh Chanh District.

The Meadow project, developed by Gamuda Land, is considered to have a very convenient location, situated right on Vinh Loc Road - one of the important roads in Binh Chanh District. From the project, residents can easily travel to neighboring areas such as District 6, District 8, Binh Tan District, and the center of Ho Chi Minh City.

The Meadow is located in an area with a well-developed transportation system, featuring major roads such as Vo Van Kiet Boulevard, Hanoi Highway, National Highway 1A, and the Inner Ring Road. This allows residents easy access to surrounding areas as well as the center of Ho Chi Minh City. Furthermore, the project is close to metro stations and bus routes, providing residents with numerous transportation options.

Another project by Gamuda Land - Artisan Park - is located on the main thoroughfare of Binh Duong New City.

Artisan Park is located right on Le Hoan Street, one of the main arteries of Binh Duong New City. From here, residents can easily access existing international standard amenities such as: the 75-hectare central park with an ecological lake, Aeon Mall shopping center, Viet Hoa International School, Viet Duc University, Binh Duong General Hospital... as well as the Binh Duong administrative center.
