코코베이 프로젝트는 다낭시와 광남성에 접한 쯔엉사 거리에 위치하고 있으며, 총 투자액은 11조 VND로 약 31헥타르의 부지에 건설됩니다. 2016년 6월에 시작된 이 프로젝트는 다낭의 경제를 활성화하고 꽝남성 북부 지역 전체의 원동력이 될 것으로 기대되었습니다. 투자자는 출시 직후부터 이곳에서 콘도텔을 구매하는 고객에게 8년 동안 최소 연 12%의 이익을 보장하겠다고 약속했습니다.
그러나 코코베이의 위기는 2017년 8월경부터 2018년 8월까지 절차적 혼잡, 법적 문제, 운영상의 문제, 자금 흐름의 어려움 등으로 인해 발생하기 시작했습니다.
2019년 11월 말 현재, 회사 측은 콘도텔 사업이 과거에 많은 어려움을 겪었기 때문에 고객에게 약속한 연 12%의 이익을 지불할 수 없다고 밝혔습니다. 2020년 초부터 회사는 코코베이 다낭 프로젝트의 콘도텔 매매 계약에 명시된 약정 수입 지급을 중단했습니다. 지금까지 이 슈퍼 프로젝트는 여전히 "보류" 상태에 있습니다.
또한 2019년에 다낭시 인민위원회 위원장은 코코베이 1구획의 세부계획을 1/500 규모로 조정하는 것을 승인했으며, 여기에는 콘도텔을 아파트로 전환하는 내용이 포함되었습니다.
이에 따라 코코 1, 2, 3동에서 건설 중인 총 1,856세대의 콘도텔 중 1,016세대가 아파트로 전환되고, 코코베이타워동의 미건설 프로젝트에서도 총 1,657세대의 콘도텔 중 544세대가 아파트로 전환될 예정이다.
이 결정은 HH4, HH6, HH7 클러스터 내의 미건설 고층 콘도텔 건물을 아파트, 빌라, 타운하우스로 전환하는 것을 허용하고, 동시에 일부 건물의 계획을 보완하여 관리 사무실, 보조 시설, 학교, 의료 시설, 커뮤니티 센터, 쇼핑 센터, 주차장 등을 배치합니다.
