Green building certification is rapidly expanding in Vietnam's real estate market; from offices and industrial parks to mixed-use projects, more and more developers are integrating sustainability standards right from the design stage to enhance property value and attract international tenants.

Vietnam is rapidly rising in the green building rankings.

Green building certification is becoming a prominent development trend in the global real estate market, and Vietnam is no exception.

According to data from the U.S. Green Building Council (USGBC), by 2025, the world will have over 7,500 commercial projects certified under LEED, with a total floor area exceeding 147 million square meters. In Vietnam alone, approximately 2.6 million square meters of floor space across 100 projects have received LEED certification, placing Vietnam 8th among countries and territories outside the United States.

The USGBC ranking is based on the total certified floor area during the year, reflecting the scale and growth rate of the green building market in each country. Vietnam's inclusion in the top 10 markets demonstrates a significant shift in the approach to real estate development, where environmental factors and operational efficiency are increasingly considered important criteria.

Notably, just two years ago, Vietnam was ranked 28th in this ranking. This rapid rise in ranking reflects the strong growth of the domestic green building market.

Along with this upward trend, the scope of green building standards is also rapidly expanding. While previously certified projects were concentrated in specific segments, these standards are now appearing across a wide range of property types. Office buildings, industrial parks, factories, and mixed-use projects are increasingly proactively adopting green building standards to enhance competitiveness and attract international tenants.

This trend also reflects a shift in the development mindset of investors. While green certification was previously seen as an additional step at the final stage of a project, many businesses now integrate sustainability standards right from the design and planning phases. This approach allows for optimized energy, water, and material usage throughout the building's lifecycle, while also giving projects a long-term competitive advantage in the market.

Sustainability standards are gradually becoming a measure of asset value.

According to Luca Vadala, National Business Development Director, Integrated Facilities Management (IFM) Services at Savills Vietnam, industrial and logistics real estate is playing a leading role in sustainable development trends in Vietnam.

In the context of global supply chains increasingly focusing on ESG (environmental, social, and governance) standards, many manufacturers and technology companies prioritize choosing factories and industrial parks that meet international environmental standards.

Beyond the design phase, the market is now placing greater emphasis on the practical operational efficiency of buildings. Green buildings typically provide specific data on energy consumption, water usage, and emissions. This information helps investors and tenants control operating costs and optimize resource utilization in the long term.

According to experts, achieving green building certification does not automatically guarantee higher returns immediately. However, sustainability standards can contribute to improved liquidity and asset value stability over time.

As institutional investors become increasingly interested in ESG factors, projects that meet environmental standards and demonstrate transparency in operational data are often rated higher during the investment due diligence process.

With an increasing number of projects implementing measurable sustainability solutions, the "green" factor is gradually becoming an integral part of real estate valuation methods, rather than just an individual initiative of each developer.
