Prepare the supply
These days, after the full moon of the first lunar month, on many streets specializing in building materials in Hanoi such as Minh Khai, Truong Chinh, Hoang Quoc Viet, De La Thanh… many businesses and building material dealers and stores are actively preparing their stock to meet the demand for the peak construction season in March.

According to building materials dealers, since the beginning of the year, the prices of most items have remained stable, creating favorable conditions for people and businesses to carry out construction. Currently, tiles from domestic manufacturers such as Dong Tam and Viglacera range from 150,000 to 270,000 VND/m2; imported tiles from Italy, Spain, India, and China range from 150,000 to 1,200,000 VND/m2.
In addition, to stimulate consumer demand, tile retailers are offering attractive discounts of 20-40% to consumers. Regarding designs, this year's trends favor simple colors such as white, gray, and light shades, with minimal patterns, as well as new products utilizing 3D and nano technologies, which are highly aesthetically pleasing and popular among customers.
According to Ly Thuc Anh, Director of Song Anh Vietnam Trading Co., Ltd., current consumer preferences favor tiles and sanitary ware from domestic brands due to their reasonable prices, quality, diverse designs, and suitability for current construction trends where interior design incorporates many technologies.
Market surveys show that other building materials such as cement have maintained their selling prices since the announcement of a price increase of 50,000 VND/ton for bagged and bulk cement at the beginning of 2025. Specifically, The Vissai Cement Group announced to its entire system of affiliated factories, including Vissai Ninh Binh, Vissai Ha Nam , Dong Banh Cement, Song Lam Cement, and Song Lam 2, an increase of 46,300 VND per ton of cement. Bim Son Cement Joint Stock Company adjusted the selling price of bagged and bulk cement products by 50,000 VND/ton (including VAT).
Regarding steel prices, Mr. Hoang Long, the owner of a steel and iron dealership on De La Thanh Street, said that in previous years, steel prices usually increased in the first few months of the year, but this year, prices have remained stable so far. This facilitates the construction of projects by individuals and businesses, and the number of pre-orders has also increased slightly after the 15th day of the first lunar month.
"Steel prices may increase in March because the dry weather is a favorable time for home repairs, so many families are taking advantage of the opportunity to complete their houses. Compared to previous years, the building materials market this year is relatively stable, so we are increasing our inventory of steel products to receive preferential treatment from manufacturers," shared Mr. Hoang Long.
Prices remain stable in the North. Hoa Phat Steel, with its CB240 coiled steel at 13,690 VND/kg; D10 CB300 ribbed steel at 13,840 VND/kg; Viet Duc Steel, with its CB240 coiled steel at 13,640 VND/kg, and D10 CB300 ribbed steel at 13,840 VND/kg. Building material dealers predict that during the upcoming peak construction season, material prices are unlikely to increase sharply immediately, as the increase will depend on fluctuations in input material prices (such as iron ore, coal, electricity...). With a competitive market and government policies aimed at stabilizing prices, the rate of increase will be limited, creating favorable conditions for construction businesses to maintain operations.
Many new opportunities
Industry experts believe that the global economic situation will become even more challenging in the coming period. With challenges ahead, businesses need to pay more attention to forecasting to seize emerging opportunities; they must react quickly, flexibly, and effectively. They must always prioritize product quality and design to increase competitiveness; practice thorough cost-saving measures, especially in input and financial costs, such as reviewing the sales agent system, cutting back on departments and intermediate stages from the factory to the consumer, and reducing sales expenses accordingly.
In addition, strengthen international trade promotion to maintain existing markets and find new markets abroad. Diversify building materials products to suit different types of construction projects, climatic conditions, and regions; increase the production of building materials to replace imports and meet market demand.
In the long term, the State needs to strengthen policies to encourage and support businesses in transferring new technologies, investing in modern production lines, and improving technology. It should maintain and promote the implementation of policies to increase the production and use of environmentally friendly building materials. Policies should strongly promote the use of waste, especially household waste, as alternative fuels for building material production.
However, challenges present opportunities, as the domestic real estate market is showing many positive signs, increasing demand for building materials. Hoang Nguyet Minh, Senior Director of Commercial Leasing at Savills Hanoi, shared that the office market is expected to continue its growth in both supply and demand. While previously landlords simply built a building and leased out the empty space, now they must offer more to tenants.
The market is highly competitive, most buildings are constructed meticulously and professionally, and Class A buildings are aiming for green certifications. Therefore, green building certification has become almost mandatory, especially in the context of climate change, increasing air and environmental pollution, coupled with the need for businesses to achieve Net-Zero goals.
Furthermore, with the government requiring ministries, sectors, and localities to urgently review and fully report on investment projects facing difficulties, obstacles, and long-standing delays in order to promptly resolve and implement them, this can create momentum for the sustainable development of the construction industry, especially when these projects are implemented according to plan and with good preparation regarding the supply of materials. Resolving obstacles in these projects will create job opportunities in construction-related industries, including the production and supply of construction materials.
After the full moon of the first lunar month, with favorable weather for completing or constructing projects, people and businesses proactively secure supplies and place deposits for various materials, from steel and cement to furniture, to avoid price fluctuations that could increase construction costs. Regarding prices, materials are relatively stable, and many items remain affordable due to competition among manufacturers, benefiting consumers.
