Beware of scams involving the "digitization of land ownership certificates".
Scammers often use profile pictures of people in uniform or office attire on Zalo to gain trust, then inform them that their land use rights "have not been synchronized" and require "digitization and integration into VNeID." They then send strange links with ".apk" extensions or fake websites with the "gov.vn" domain, instructing users to download applications named "Public Services" or "VNeID Update." In reality, this is malware capable of taking control of the phone, stealing OTP codes, and bank account information.
According to authorities, current scams are designed to closely resemble the actual implementation of administrative procedures at the local level.
Many places are digitizing land data, creating cadastral records, updating population databases, collecting non- agricultural land tax, etc., so people easily believe that the "updating," "synchronizing," and "verifying" of information are real.
In Hanoi , due to the complex situation, the city police have issued a warning about fraudulent schemes collecting real estate information through fake websites impersonating public services.
Accordingly, government agencies do not require citizens to provide OTP codes, bank passwords, or transfer money via phone to complete administrative procedures. Citizens should absolutely not click on strange links sent via text messages or Zalo, or install applications from unknown sources.
The police also advise downloading the VNeID application only from the App Store or Google Play; if in doubt, contact the People's Committee of the commune or ward, or the nearest police station to verify the information.
