Thuong Thanh social housing project consists of 3 blocks of 22-storey buildings, with 1,765 apartments currently priced at an average selling price of 29.4 million VND per square meter. The application period is from October 1 to November 4, 2025.
The Hanoi Department of Construction has just publicly announced the plan to receive applications for purchase and lease-purchase of social housing in the first phase at the Thuong Thanh Social Housing Project and regional infrastructure connection, Thuong Thanh Ward, Long Bien District (now Bo De Ward, Hanoi City).
The project has the commercial name Rice City Long Chau with a total land area of 60,355.3m2, of which the construction land area is 18,150m2. The project consists of 3 blocks of 22 floors (CT1, CT2, CT3), not including the basement and elevator penthouse, with a population of about 4,584 people.
The total number of apartments in the project is 1,951, including 1,765 social housing apartments for sale (area from 32.31m2-69.9m2); 186 social housing apartments for rent-to-own (area from 32.3m2-77m2).
The time for receiving documents is from October 1 to November 4, 2025 (excluding Sundays). Mornings from 8:30 a.m. to 11:30 a.m., afternoons from 1:30 p.m. to 4:30 p.m. The investor plans to sign the sale and purchase contract for building CT1 from November 24, and for buildings CT2 and CT3 from January 26, 2026. The project investor is a joint venture between Him Lam Thu Do Joint Stock Company and BIC Vietnam Joint Stock Company.
The average selling price is 29.4 million VND per square meter (including VAT, excluding maintenance costs), equivalent to the price of each apartment from 940 million VND to 2 billion VND, depending on the area. The average rental price is nearly 347,000 VND per square meter (including VAT). People will have to pay rent of 11-26.7 million VND per month.
Compared to the expected price announced by the investor in June 2025, the official selling price of Rice City Long Chau has increased by 2.4 million VND per square meter (about 8.8%). Thus, this is the highest price ever for a new social housing project in Hanoi. The previous records belonged to the project of UDIC Ha Dinh, Dinh Cong ward (25 million VND/m2) and NHS Trung Van in Dai Mo (19.5 million VND/m2)./.
