Inter-regional infrastructure projects in full swing
The problem of traffic connection between Ho Chi Minh City and Nhon Trach (Dong Nai) has long been considered a "bottleneck" in the development of urban areas in Nhon Trach.
In addition, inter-regional traffic connections through Nhon Trach as well as infrastructure here have not been properly invested in the past, causing the socio-economic development of Nhon Trach in general and housing projects here in particular to not develop to its inherent potential.

Recently, a series of infrastructure projects have been invested by the central and local governments, creating a new vitality for not only Nhon Trach but also the entire Southeast region. Nhon Trach is considered the new "center" of connection of the whole region.
One of the projects that has a strong impact on Nhon Trach is the Ben Luc - Long Thanh Expressway Project. Recently, the Ministry of Construction said that it will complete 55km out of a total of nearly 58km by the end of this year, in order to realize the Government's target of 3,000km of expressway in 2025. The Ben Luc - Long Thanh Expressway Project has a total length of 58km. The starting point is at the intersection with Ho Chi Minh City - Trung Luong Expressway, the end point connects with Tan Hiep Intersection of the Bien Hoa - Vung Tau Expressway Project.
The project passes through Long An province (2.7km), Ho Chi Minh City (26.4km) and Dong Nai province (28.7km).
Previously, in June 2023, the Phuoc An bridge project connecting Phu My town (Ba Ria - Vung Tau province) with Nhon Trach district was officially started. The bridge worth nearly 4,900 billion VND plays an important role in connecting traffic in the Southeast region.
In addition, the Nhon Trach bridge project on Ho Chi Minh City's Ring Road 3, which started construction in September 2022 and has a total investment of VND6,955 billion, was just technically opened to traffic on April 30. This is the only bridge connecting Nhon Trach district with Ho Chi Minh City under construction.
Recently, at the inspection of the progress of Ring Road 3 led by Deputy Prime Minister Mai Van Chinh working with localities: Ho Chi Minh City, Dong Nai, Long An, Binh Duong, reporting to the working delegation, Mr. Luong Minh Phuc, Director of the Management Board of Investment and Construction of Traffic Works of Ho Chi Minh City (Traffic Board), said that the construction progress of Ring Road 3 project is being strictly controlled according to the planned timelines.
In particular, the Nhon Trach bridge project connecting Ho Chi Minh City with Dong Nai was completed 5 months ahead of schedule and is expected to be put into operation soon. Some items near the Ho Chi Minh City - Long Thanh - Dau Giay expressway intersection are also basically completed to connect with Nhon Trach bridge. By June, vehicles can travel on this section, reducing the load on the expressway.
In addition, two 21km sections of Ring Road 3, including 15km in Ho Chi Minh City and 6.5km in Long An, are expected to be technically open to traffic by the end of this year, four months ahead of schedule. The remaining sections will strive to be completed by June 30, 2026.
Thus, with a series of regional transport infrastructure projects being and about to be implemented, it will create momentum for socio-economic development, as well as the real estate market of Nhon Trach in particular, and Dong Nai in general.
On May 11, the Traffic Department announced that the project to expand the Ho Chi Minh City - Long Thanh - Dau Giay expressway will start construction in the second quarter of 2025. The road is more than 3km long.
With a total capital of nearly 1,000 billion VND from the Ho Chi Minh City budget, this project is expected to be completed in 2026, synchronized with the An Phu three-level intersection (more than 3,400 billion VND) which is being deployed and expected to be put into operation at the end of 2025.
Nhon Trach - the center of connection
Currently, two routes worth nearly VND3,000 billion in Nhon Trach, directly connecting Ho Chi Minh City's Ring Road 3, are being accelerated for construction to be completed in August 2025. These are Road 25B and Road 25C, both of which are important traffic routes connecting Long Thanh Airport, Ben Luc - Long Thanh Expressway, Ho Chi Minh City's Ring Road 3. When put into operation, they will contribute to completing the traffic infrastructure system of the entire Southern key economic region.

According to the Nhon Trach District Project Management Board, the two projects to expand Ton Duc Thang Street (25B) and Nguyen Ai Quoc Street (25C) are speeding up construction progress and could be completed in August 2025, 4 months ahead of schedule compared to the original schedule of the end of this year.
Nhon Trach District Project Management Board said that the construction volume has reached 55% so far and is likely to finish ahead of schedule. In June, the contractor will speed up the asphalt paving progress for the main lane and the right parallel lane, and it is expected that by the end of August 2025, the project will be handed over and put into operation.
Currently, on the section from the district center to Quach Thi Trang Street, many sections of the road surface have been completed with 4 layers of stone, only waiting for 2 layers of asphalt to complete. After completion, Ton Duc Thang Street (25B) will be 24m wide, with sidewalks on both sides 15-20m wide.
When completed, Provincial Road 25B will gradually complete the regional infrastructure, contributing to socio-economic development according to the general planning orientation of Nhon Trach new urban area. In particular, through National Highway 51, Provincial Road 25B directly connects Nhon Trach urban area with Long Thanh airport , expected to be put into operation in 2026.
In the planning of Long Thanh airport project, two connecting roads T1 and T2 play a role in connecting the main traffic axes in the area with the airport. In which T1 will connect with National Highway 51 and two provincial roads 25B, 25C. Then continue to connect with Ben Luc - Long Thanh expressway and Ho Chi Minh City Ring Road 3 which are being invested in construction, creating more traffic connection directions for Long Thanh airport .
The project plays a role in connecting Long Thanh airport with Ho Chi Minh City and other provinces and cities in the region. At the same time, it will share traffic pressure for the Ho Chi Minh City - Long Thanh - Dau Giay Expressway and National Highway 51. These two routes will help optimize the Long Thanh airport area when put into operation, increasing the strategic value of the area.
As an important traffic axis of Nhon Trach, routes 25B and 25C not only promote economic development but also bring outstanding advantages to real estate projects along this route.
Real estate projects along Route 25B will benefit directly from infrastructure development, especially thanks to quick connectivity to the airport, industrial parks, commercial centers and satellite urban areas. This not only increases property value but also opens up attractive profit opportunities from leasing or long-term investment.
Some current projects have been “value-added” when these roads were invested in and built.
Specifically, the FIATO Airport City apartment project of Thang Long Real Group in the residential area of Thang Long Home - Hiep Phuoc, with a scale of 9.8 hectares, has come into operation with more than 60% of residents living there.
This is a modern apartment complex with options from 1-3 bedrooms and commercial service apartments, high-class internal utilities. At the same time, it is also a rare source of affordable prices appearing in the Nhon Trach (Dong Nai) market at this stage.
According to real estate experts, when the infrastructure is synchronously connected, from Nhon Trach it is easy to travel to Ho Chi Minh City in about 30 minutes, and to Long Thanh international airport in about 10 minutes.
Nhon Trach is concentrating many factories and enterprises with a team of experts and workers up to tens of thousands of people to implement projects.
