Approval of the planning project of Duong De area

Khanh Hoa Provincial People's Committee has just issued a Decision approving the zoning plan (scale 1/2000) for the area of Duong De, Nha Trang City (old) - now Bac Nha Trang ward.

Accordingly, the Duong De area has a total planned area of about 146.37 hectares, located in Bac Nha Trang ward (formerly Vinh Hoa ward, Nha Trang city). The nature of this area is an existing residential area renovated and embellished along the coast. The population forecast for the area by 2030 is about 7,477 people, by 2040 about 8,073 people. In the total planned land area, there are 49.82 hectares of residential land and about 42.15 hectares of residential land. According to the plan, residential land is managed according to the current status, encouraging renovation and embellishment to ensure urban aesthetics. Newly built houses have a maximum of 16 floors, with a maximum combined construction density of 70%. Mixed land for residential and service groups has a maximum combined construction density of 60%, with a maximum height of 16 floors. Headquarters and agency land: Maximum construction density of 60%, with a maximum height of 7 floors. Sports land: For residential units, maximum construction density of 60%, maximum height of 3 floors.Educational land: Maximum construction density of 60%, maximum height of 4 floors (kindergarten maximum 3 floors). Medical land: Maximum construction density of 60%, maximum height of 7 floors. Tourism service land: Maximum construction density of 60%, maximum height of 40 floors. Land for relics and religions: Maximum construction density of 60%, maximum height of 7 floors. Public green land: Construction density of no more than 5%, maximum height of 1 floor. Parking lot land: Maximum construction density of 50%, maximum height of 7 floors.

Duong De area will be divided into 3 sub-areas: Service - tourism sub-area, housing group sub-area, mixed housing and service sub-area. For existing residential areas, they will be renovated and gradually renovated, synchronizing social and technical infrastructure, improving the quality of life; at the same time, promoting the value of existing urban space to serve tourism development. This area will also organize green parks, squares along Nguyen Co Thach street with functions serving tourism, services, commerce, multi-function high-rise buildings associated with the sea park. At the foot of Co Tien mountain, leveling will be limited, priority will be given to preserving and developing natural landscapes, not building on the mountain, protecting the drainage system and landscape. Monuments, religious - belief works will be embellished, controlled in terms of architecture, height and surrounding construction distance.
