Construction is ready to resume on the 6 trillion VND project to replace the Iron Market.

On November 12th, the reporter visited the site of the Iron Market Commercial Center, Entertainment Complex, 5-star Hotel, and Office Building Project (Iron Market Project) in Phan Boi Chau Ward, Hong Bang District, Hai Phong City . The previously deserted scene, due to the project's temporary suspension, was replaced by the rumbling of machinery and the laughter and chatter of a group of workers and engineers.

Speaking with us, Mr. Nguyen Cuong Thinh, the officer in charge of the Iron Market Project under Saigon Match and Garment Joint Stock Company (the investor), said that after relocating the businesses and demolishing the old Iron Market, to avoid the construction process affecting surrounding structures, the contractor dug down more than 30 meters to build a fence around the project.

After completing the aforementioned tasks in June 2022, the contractor was forced to halt construction while awaiting the Hai Phong City People's Committee's adjustment of the planning according to regulations. On October 24, 2023, Mr. Nguyen Van Tung, Chairman of the Hai Phong City People's Committee, signed Decision No. 3413/QD-UBND approving the partial adjustment of lot H5.2/CC-2 in the revised detailed planning project at a scale of 1/2,000 for Hong Bang district and its expansion until 2025 (second time).

The construction contractor is preparing machinery and personnel to drill pile foundations to a depth of over 70 meters at the Iron Market Project in Hong Bang District, Hai Phong City.

"Currently, Saigon Match and Cigarette Joint Stock Company is urgently completing the procedures under the authority of the Ministry of Construction to continue construction of the Iron Market Project. Since the beginning of November 2023, the company has requested the contractor to arrange machinery, personnel, raw materials, and develop a construction plan to ensure the project's progress."

Currently, the construction contractor is preparing to drill pile foundations to a depth of over 70 meters. Following that, construction will begin on the two basement levels of the Cho Sat Commercial Center complex, expected to be completed in 2023,” said Mr. Chu Ngoc Minh, General Director of Saigon Match and Cigarette Joint Stock Company.

According to information from the People's Committee of Hai Phong City, the locality requires the investor to complete the project within 36 months from the date of land allocation. Thus, it is expected that by the end of 2025, Hai Phong City will have a massive and impressive complex of shopping malls, entertainment centers, 5-star hotels, and office spaces for rent, replacing the Iron Market – a former symbol of the city of Hai Phong.

Previously, Nguoi Dua Tin published an article titled "6,000 billion VND project to replace the old Iron Market 'lying dormant' for a long time," which stated that, over time, the old Iron Market had failed to keep up with the local development and did not ensure safety for the businesses operating there.

Therefore, Hai Phong City is planning a grand, modern commercial complex to replace it. To continue the tradition, the Hai Phong City government requires the investor to retain the name "Cho Sat" (Iron Market) in the project's commercial name.

By July 2021, the People's Committee of Hai Phong City had completed the preparation of the Iron Market Project and organized a public tender in accordance with regulations. According to Decision No. 3232/QD-UBND of the People's Committee of Hai Phong City, Saigon Match and Cigarette Joint Stock Company became the investor of the Project.

The project has a total investment of over 6,000 billion VND, comprising two 40-story towers and two basement levels, built on an area of ​​1.5 hectares. The building density for the podium is over 46%, the building density for the towers is 40%, and the building height is nearly 150 meters.

On May 14, 2022, the People's Committee of Hai Phong City, in coordination with Saigon Match and Cigarette Joint Stock Company, held a groundbreaking ceremony for the Iron Market Commercial Complex Project to celebrate the 67th anniversary of the liberation of Hai Phong (May 13, 1955 - May 13, 2022) and the 2022 Red Phoenix Flower Festival.

Expected to be completed and operational in 2024, the Iron Market Commercial Complex Project will have multiple functions: a shopping center, entertainment area, 5-star hotel, and office space for rent. In addition, the project will address the shortage of food services, tourism, parking, and many other services for local residents and tourists.

However, after the demolition, perimeter wall construction, and site leveling were completed in June 2022, the Iron Market Project came to a standstill while awaiting the Hai Phong City People's Committee's adjustment of the planning. The 1.5-hectare "prime land" located in a strategic position in the heart of Hai Phong City remains completely empty .
