Has the real estate market hit “bottom”?

On the sidelines of the event launching the technology real estate brokerage network, talking to reporters of the Journalist and Public Opinion Newspaper, Mr. Tran Minh Tien, Director of the Center for Market Research and Customer Understanding One Mount Real Estate said: 2024 will be the "time" of apartments.

Mr. Tran Minh Tien said that many opinions say that the real estate market has hit "bottom", however, in reality, the market has shown quite clear signs of recovery.

According to Mr. Tien, early 2023 can be considered a very difficult period for the real estate market when supply and consumption are almost frozen. However, we can see that supply and consumption in the Hanoi market have gradually recovered.

In the third quarter of 2023, consumption and supply increased by 100% and 50% compared to the second quarter, some metropolitan projects had stable supply and created a boost in the market.

Regarding the macro economy , although the global economy still faces many difficulties in 2024, domestic and international research organizations have a common opinion that Vietnam's economy is forecast to grow higher than in 2023.

Therefore, Mr. Tien believes that the indexes will gradually recover and especially to boost the economy, the Government will continue to promote the disbursement of public investment capital and infrastructure of key transport projects in Hanoi such as Tu Lien Bridge, Me So, Hong Ha, Ring Road 3.5, Ring Road 4, Metro lines will be accelerated. These are all factors that will positively impact the real estate market.

“It is clear that the real estate market is gradually recovering along with the economy. Therefore, in 2024, we believe that the Hanoi real estate market will continue to gradually recover in terms of supply and consumption,” said Mr. Tien.

According to a survey by the One Mount Real Estate Center for Market Research and Customer Insights, of over 1,400 customers, in the period from September to October 2023, 63% have a need to buy real estate, of which 72% plan to buy immediately in the next 2 years. As a result, Apartments - Land - and Residential Land are the segments that most customers with real estate needs are interested in at this time.

“And in fact, according to our research, the Apartment/Apartment for sale segment in Hanoi has shown quite clear signs of recovery compared to other segments in the market. Because this is a product segment that always has high demand and product value suitable for the majority of people,” Mr. Tien added.
