Specifically, in Bao Loc City, there are currently 5 real estate projects approved by Lam Dong Provincial People's Committee to allow the area to transfer land use rights in the form of dividing plots and selling land to people to build their own houses.
These projects are implemented according to the detailed planning of each project that has been approved for implementation and transfer of land use rights, including: New Urban Area Project on Ly Thuong Kiet Street (Loc Phat Ward). The project was granted an investment certificate by the Provincial People's Committee on December 19, 2008 to Licogi 16 Joint Stock Company, now LIZEN Joint Stock Company.
This project has a scale of 171,816 m2 , total investment of 535,404 billion VND. Of which, residential land is 62,290 m2 , public works land is 50,156 m2 , traffic land is 59,380 m2 . Up to now, the Company has completed legal procedures, implemented project investment and fulfilled financial obligations.
Vinacomin Housing Project of VINACOMIN Housing and Infrastructure Development Investment Company Limited (Ward 1). This project was granted an investment certificate by the Provincial People's Committee on September 27, 2013 under the planning of the expanded central area of Bao Loc City.
The scale of the project is to build technical infrastructure such as leveling the ground, building a 97.6m hot asphalt concrete road; building a townhouse area of 11 units (4 floors/unit); building a garden townhouse area of 58 units (4 floors/unit). The total investment is 125.96 billion VND and the land area for the project is 0.9 ha.
Up to now, the investor has completed the construction of townhouses on Bui Thi Xuan and Ly Thuong Kiet streets.
The Nguyen Van Troi Alley Residential Area Project (Ward 2) was granted an Investment Certificate by the Provincial People's Committee on June 4, 2014 to Saigon Vina Real Estate Joint Stock Company. The scale of the project is 0.7 hectares, with a total investment of 107.85 billion VND, investing in the construction of 34 townhouses with gardens with a total construction area of 3,795 m2 .
In 2017, the investor completed the sale of all 34 plots of land to customers to build their own houses according to regulations.

Residential Area 6B Project (Loc Son Ward) was licensed by Lam Dong Provincial People's Committee with a scale of more than 5.1 hectares. |
The 6B Residential Area Project (Loc Son Ward) was granted an investment certificate by the Provincial People's Committee on October 28, 2009 to Mai Thanh Real Estate Company. The scale of the project is over 5.1 hectares, with a capital of 125 billion VND. Of which, residential land is 2.62 hectares, green park land is 1.21 hectares, technical infrastructure land is 1.83 hectares, and public commercial service land is 0.478 hectares.
The project was implemented by dividing land into plots and transferring land use rights with invested infrastructure for people to build their own houses with 122 plots; of which, 54 plots must have raw houses built before transferring according to regulations.
According to regulations, in this Project, the investor is responsible for handing over to Bao Loc City People's Committee 15% of the residential land area of the entire Project with infrastructure according to Decision No. 09/2008/Q-UBND dated March 20, 2008 of Lam Dong Provincial People's Committee to create resettlement land fund (equivalent to 34 lots).
The Residential Area Project adjacent to Loc Son Industrial Park (Loc Son Ward) of Dong Do Construction Group Joint Stock Company was granted an Investment Certificate by the Provincial People's Committee on April 14, 2010, adjusted on July 25, 2014.
The scale of the project is 16.76 hectares, with a total investment of 273.8 billion. Of which, the area for building townhouses is 4.967 hectares, resettlement housing is 1.446 hectares, villas are 1.752 hectares, public works land is 1.403 hectares, green land, sports land is 1.974 hectares, traffic land, technical infrastructure is 5.218 hectares.
This project invests in residential infrastructure, with 618 lots, of which 126 are built rough, handing over to the locality land fund with infrastructure to arrange resettlement area with 148 lots and dividing 344 lots for sale.
The project has invested in a commercial service area; nursery school, kindergarten. This project has just been inspected by Lam Dong Provincial Inspectorate, pointing out many shortcomings and violations. Currently, the investor as well as related agencies are implementing to overcome the shortcomings and limitations according to the Conclusion of Lam Dong Provincial Inspectorate.

Along with the 5 projects mentioned above, in Bao Loc City, there are 3 real estate projects that have been decided or approved by the People's Committee of Lam Dong province in terms of investment policy; in which, there is content allowing project investors to transfer land use rights in the form of dividing plots and selling land.
Green City New Rural Residential Area Project in Loc Chau Commune, invested by Eras Da Lat Investment Joint Stock Company.
The project has an investment decision from the Provincial People's Committee from February 9, 2022. The scale of the project is 91,248 m2 , after synchronizing the technical infrastructure, it will be divided into 357 lots. Of which, residential land is 53,857 m2 , service and public land is 8,355 m2 , traffic land is 20,601 m2 .
This project has a 2,179 m2 long road system; investment in water supply and drainage systems; wastewater treatment; power supply and lighting systems.
Up to now, the investor has built the technical infrastructure system of the Project and has been accepted by the Department of Construction. The investor has built 15 houses according to the housing construction permit issued by the People's Committee of Bao Loc City.

The Dam Bri Model Rural Residential Area Project (Hamlet 14, Dam Bri Commune) is invested by Ky Nguyen Construction and Development Investment Company Limited. The project was approved by the Provincial People's Committee in principle for investment and accepted the investor in Decision No. 2439/QD-UBND dated November 27, 2023.
The project covers an area of over 41 hectares, with a total investment of about VND 1,570 billion to be divided into 1,167 lots; including 381 townhouses, 406 terraced houses with gardens, 336 semi-detached villas and 44 standard villas.
In addition, the Project also plans 1.46 hectares of land for trade and services; 2.22 hectares of land for healthcare, education , culture and sports; 3.05 hectares of land for trees and parks; and 10.8 hectares of traffic land.
Up to now, the Project has completed the basic design documents and the technical construction design which have been appraised by the Bao Loc Urban Management Department. Currently, the investor is completing the documents to carry out the procedures to apply for permission to build the Project's technical infrastructure system.

The Green View Model Rural Residential Area Project (Village 12, Dam Bri Commune) is invested by Green View Investment and Development Company Limited. The project was approved by the Provincial People's Committee in principle for investment and accepted the investor in Decision No. 2542/QD-UBND dated December 18, 2023.
The project has a scale of 12 hectares to be divided into 247 plots of land and invests in the construction of complete technical infrastructure systems for residential areas such as internal roads, electricity and water supply systems, fire prevention and fighting systems, rainwater drainage systems, wastewater collection and treatment systems, etc.
Up to now, the project has completed the basic design documents which have been appraised by the Bao Loc Urban Management Department. Currently, the investor is completing the documents to carry out the procedures for appraising the technical design for construction and applying for permission to build the technical infrastructure system.
According to the People's Committee of Bao Loc City, in addition to the 8 projects that have been approved for licenses or approved for investment policies as mentioned above, the remaining areas for subdivision and sale of land are all disguised without licenses. In the coming time, the People's Committee of Bao Loc City will direct the relevant agencies to coordinate with wards and communes to inspect and handle related violations according to regulations.
