According to CBRE Vietnam, as the socio-economic "heart" of the Central and Central Highlands regions, Da Nang is witnessing a strong transformation in its retail market (shopping malls, supermarkets, etc.).

According to the latest report from the Da Nang City People's Committee, in the first four months of 2026, trade and service activities in the city continued to maintain a positive growth trend. The retail sector played a leading role, experiencing the highest growth rate and making a significant contribution to the overall increase. Total retail sales of goods and consumer service revenue in the first four months of 2026 are estimated at over 93 trillion VND, an increase of nearly 21% compared to the same period in 2025.
According to CBRE Vietnam, by the end of Q1/2026, the total supply of retail space for supermarkets, shopping malls, and stores reached nearly 83,500 m2, less than 10% compared to Hanoi and Ho Chi Minh City. Currently, the entire city only has two large-scale shopping malls exceeding 20,000 m2.
However, data from CBRE Vietnam shows that the average retail space rental price in Da Nang reached US$29.8/m2/month. The average rental growth rate from 2020 to the present has reached 10% per year, approaching the 12% of Ho Chi Minh City. The vacancy rate across the market is 12.1%, a decrease of 5.8 percentage points compared to the same period.
Of these, fashion and accessories account for the largest share at approximately 50%, followed by food and beverage (20%) and lifestyle (15%), while supermarkets still play a major role in existing projects, typically occupying around 50% of the shopping mall area.
According to CBRE Vietnam, in the coming period, the Da Nang market is expected to welcome a wave of entry from many "big players" in the retail sector, contributing to raising operational standards, diversifying experiences, and increasing competitiveness for the entire market.

“A notable trend is that brands are not only focusing on expanding in the central area of Da Nang but also developing into Hoi An, aiming to capitalize on the flow of tourists and the trend of connecting heritage, culture, and shopping, creating inter-regional experiential journeys,” emphasized Ms. Vo Thi Phuong Mai, Senior Director and Head of Retail at CBRE Vietnam.
Meanwhile, Ms. Pham Ngoc Thien Thanh – Director of Research at CBRE Vietnam – commented that in the coming period, the Da Nang retail market will be driven by many new factors. The market is witnessing a multi-polar retail trend, a strong shift from the traditional central core to new growth poles associated with expanding urban infrastructure.
“Shopping malls are also transforming towards ‘experiential retail’ and ‘green consumption,’ combining shopping with entertainment, culture, art, and sustainable development. This growth momentum is strongly amplified by the wave of high-rise projects and luxury apartments, bringing in high-income customers – the strategic consumer group for modern retail models in the future,” shared Ms. Pham Ngoc Thien Thanh.
